Role Overview
As a Senior Quantity Surveyor, you will be responsible for managing the cost and contractual aspects of interior fit-out projects. This includes overseeing both pre-contract and post-contract activities, from initial cost estimation to final project handover. You will play a key role in ensuring that the projects are completed on time, within budget, and to the highest quality standards.
Key Responsibilities Pre-Contract Phase
• Cost Planning and Estimation : Prepare detailed cost estimates for interior fit-out projects based on project specifications and client requirements.
• Tender Preparation and Analysis : Prepare and issue tender documents, assess tenders, and make recommendations.
• Cost Value Reconciliation : Conduct thorough value engineering to optimize costs while maintaining design integrity.
• Budgeting and Cost Control : Develop and manage project budgets, ensuring that costs are controlled throughout the pre-contract phase.
• Procurement Management : Assist in the selection of subcontractors and suppliers, ensuring the most cost-effective solutions are chosen.
Post-Contract Phase
• Cost Monitoring and Reporting : Track and report on project costs throughout the construction phase, ensuring adherence to budgets and identifying any potential cost overruns.
• Variation Management : Review and manage variations, ensuring that any changes to the scope of works are accurately priced and properly documented.
• Final Account Preparation : Prepare final accounts and ensure all payments are processed in a timely manner.
• Subcontractor Management : Oversee the management of subcontractor payments and ensure that subcontractors are adhering to their contractual obligations.
• Contract Administration : Administer and manage all aspects of the contracts, including change orders, delays, and claims.
General Responsibilities
• Ensure compliance with all health, safety, and environmental regulations.
• Liaise with project managers, design teams, and clients to ensure that project requirements are met.
• Provide mentorship and guidance to junior Quantity Surveyors and other team members.
• Prepare regular reports for senior management on the status of projects, including financial forecasts and cost tracking.
Requirements
• Experience : Minimum of 8 years of experience in quantity surveying, with significant experience in interior fit-out projects (commercial, retail, hospitality, or similar sectors).
• Education : A degree in Quantity Surveying, Construction Management, or a related field. RICS (Royal Institution of Chartered Surveyors) accreditation or equivalent is preferred.
• Skills :
• Strong knowledge of both pre- and post-contract quantity surveying.
• Expertise in cost estimation, budgeting, and cost control.
• Proficient in the use of QS software (e.g., CostX, Buildsoft, or similar).
• Excellent communication and negotiation skills.
• Ability to manage multiple projects and work to tight deadlines.
• Strong attention to detail and problem-solving ability.
• Experience in Interior Fit-Out : Proven track record of handling interior fit-out projects is highly advantageous.
• Knowledge of Contracts : Familiarity with JCT, NEC, FIDIC, or similar contract frameworks.
