Purpose A Sr. QS / Commercial Engineer in Fit Out is responsible for managing the financial and commercial aspects of a project, specifically in the area of fit-out. This role involves developing and implementing commercial strategies to ensure the project meets its financial targets, while maintaining high standards of quality and safety. Areas of responsibility Preparing and managing project budgets, including tracking costs and reporting on financial performance. Negotiating contracts with suppliers, subcontractors, and clients, ensuring that all terms and conditions are in line with company policies and procedures. Developing and maintaining strong relationships with key stakeholders, including clients, suppliers, and subcontractors. Providing guidance to project teams on commercial matters, including risk management and cost control. Reviewing and analyzing project financial data to identify areas for improvement and implementing appropriate corrective actions. Providing leadership and direction to the commercial team. Review tender and contract documents and raise RFIs as required. Liaise with suppliers and subcontractors for price and work enquiry. Prepare Commercial and Technical Response Schedule required for the tender submission. Managing the fit-out phase of the project within the schedule and budget while meeting or exceeding quality standards. Coordinating and liaising closely between client, subcontractors, and suppliers. Supporting the project teams in all aspects of fit-out and finishes, including design development, procurement, and construction. Advising project manager and relevant staff (QS) of any cost/program implications. Reading and understanding all relevant drawings relating to their area of works and assess/advise on build-ability and product selection. Recording and updating detailed progress reports, changes, and issues for areas of responsibility. Review of bids with Estimation to prepare a fully compliant bid, ensure a Review of tender documents- contract terms and conditions. Develop and maintain standard templates capturing all input aspects and necessary reviews of tenders Review requests for quotations to the suppliers / vendors / sub-contractors to obtain market quotations and ensure all items are covered. Set-up and maintain up to date benchmarking database to support tendering activities. Identify any labour, material, and time requirements by studying proposals, drawings, specifications, and related EPC documents/Deliverables. Review of contracts, scope of work, plan certification, ensuring the actual is per plan Highlighting financial risks including project delays Analyzing completed work and ensuring receipts and arranging payment to contractors Compiling commercial reports to submit to Senior Management Responsible for identification, documentation, assessment and management of risks associated to project execution, including continuous monitoring and reporting in organized manner to senior management. Ensure that change / variation orders for the project are identified, documented, submitted and tracked in organized manner and agreed with the Client. Contributes client satisfaction by attending requests and enquiries courteously and efficiently. Responsible for the development and consolidation of estimates for assigned prospects/bids under the direction of Commercial Manager; Able to capture the key commercial aspects from a Clients Request for Proposal for incorporation into the estimate; Able to understand, question, and incorporate Level of Effort from the technical teams into the project estimate; Establish and analyse estimates (i.e. unit rates, etc,) which are well understood, clearly built-up and defendable; Able to perform benchmarking (top/down estimates and comparison with past bids) in order to validate estimates. Clearly identifies and records assumptions included in the estimate; Analyse commercial impacts and performs sensitivity analysis on estimates. Recommends solutions; Advise management of risks that may affect project profit and costs, able to provide contingency cost for various risks and develop a risk register; Ability to present estimate outputs clearly to management. Provides defendable thorough estimates and openly accepts feedback. Delivery of the cost estimates meeting the deadlines but maintaining quality work.
