:One of our clients, a growing real estate company located in Dubai is looking for a Development Manager who will be responsible for overseeing and managing real estate development projects from inception through completion. This role involves coordinating with various stakeholders, including architects, contractors, and government agencies, to ensure projects are delivered on time, within budget, and to the required quality standards. Your key responsibilities will be:
Lead and manage all phases of development projects, including site selection, feasibility studies, design, planning, and construction.
Develop and maintain project schedules, ensuring milestones are met and adjusting plans as needed to address delays or issues.
Coordinate with architects, engineers, and contractors to ensure project designs are executed accurately and efficiently.
Prepare and manage project budgets, including cost estimation, financial forecasting, and expenditure tracking.
Negotiate and manage contracts with vendors, contractors, and consultants to ensure favorable terms and project delivery within budget.
Monitor financial performance and provide regular reports on project costs and financial status to senior management.
Serve as the primary point of contact for internal and external stakeholders, including investors, local authorities, and community members.
Facilitate communication and collaboration among project team members, ensuring alignment with project goals and objectives.
Address and resolve any issues or conflicts that arise during the development process.
Ensure compliance with all local, state, and federal regulations, including zoning laws, building codes, and environmental standards.
Obtain necessary permits and approvals from regulatory agencies and maintain up-to-date documentation.
Conduct site evaluations and market research to assess the feasibility and potential of development opportunities.
Analyze market trends and competitive landscapes to make informed decisions about project viability and positioning.
Identify potential risks associated with development projects and implement strategies to mitigate those risks.
Develop contingency plans to address unforeseen issues or challenges that may impact project timelines or budgets.
Prepare and present detailed project reports, including progress updates, financial summaries, and risk assessments, to senior management and stakeholders.
Maintain accurate and organized project documentation, including contracts, permits, and correspondence.
RequirementsTo be considered for this role, you need to meet the following criteria:
Bachelors degree in Construction Management, Real Estate Development, Civil Engineering, Architecture, or a related field. Advanced degrees or certifications (e.g., Project Management Professional) are a plus.
5-7 years of experience in real estate development or project management, with a proven track record of successful project delivery.
Strong project management and organizational skills, with the ability to handle multiple projects simultaneously.
Excellent communication and interpersonal skills, with the ability to collaborate effectively with various stakeholders.
Proficiency in project management software and Microsoft Office Suite.
In-depth knowledge of real estate development processes, regulations, and market trends.
