Job Description

1. PRIMARY PURPOSE



The Real Estate Consultant at OIA Properties plays a crucial role in facilitating the buying and selling of properties. This role is responsible for generating leads, building client relationships, and managing sales transactions to drive revenue growth. As a Real Estate Consultant, you will guide clients through their real estate journey, provide expert advice on market trends, negotiate deals, and ensure a seamless transaction from start to finish. The role will primarily focus on offering clients the best value for their investments while maintaining a high standard of customer service.

2. RESPONSIBILITIES



Conduct detailed consultations with clients to understand their real estate needs, preferences, and financial goals. Accurately evaluate property values and offer insightful recommendations based on local market conditions. Prepare and present compelling property listings that attract potential buyers and investors. Assist buyers in locating suitable properties, arrange showings, and lead them through the purchasing process. Represent sellers by marketing properties, arranging viewings, and negotiating offers to maximize sale prices. Continuously monitor local real estate trends, property values, and developments to ensure up-to-date advice is provided to clients. Manage all aspects of real estate transactions from contract signing to the final closing. Generate leads through networking, referrals, marketing campaigns, and online platforms. Conduct property showings, maintain active communication with potential clients, and provide detailed property information. Develop and nurture long-term relationships with clients, addressing their inquiries, and ensuring smooth transactions. Stay current with market trends, property laws, and competitive activities to offer insightful advice and guidance to clients. Build and maintain a network of industry professionals, such as mortgage brokers, home inspectors, and other real estate service providers. Work with the sales team and management to create and implement effective sales strategies to achieve set sales targets. Maintain up-to-date knowledge of available properties and their features, pricing, and legal requirements. Utilize CRM systems and sales tools to track and manage leads, monitor progress, and follow up on sales activities. Ensure excellent customer service by resolving client concerns and inquiries promptly and professionally. Keep accurate records of all sales activities, customer interactions, and transactions. Adhere to Health, Safety, and Environment (HSE) regulations, ensuring a safe working environment and responsible business practices. Undertake additional tasks as directed by management.

3. QUALIFICATIONS & EXPERIENCE



A. Educational Requirements / Qualifications:



Bachelor's degree in Business Administration, Real Estate, or a related field.

B. Experience:



1-2 years of experience in sales or customer service, with an emphasis on real estate being beneficial. Knowledge of real estate laws, market dynamics, and property valuation is a plus. Previous experience with CRM systems and sales tools is advantageous but not mandatory.

C. Skills and Competencies:



Excellent communication and interpersonal skills to build strong client relationships and deliver exceptional service. Strong negotiation and persuasion abilities to close deals and satisfy client needs. Customer-oriented mindset with a focus on delivering results and fostering long-term relationships. Self-motivated, goal-oriented, and able to work effectively both independently and within a team. Exceptional organizational and time management skills to prioritize and meet deadlines. Proficiency in utilizing sales technology, software, and CRM systems. Ability to adapt and thrive in a fast-paced and competitive environment.

4. KPIs



Lead Generation:



Number of new leads generated via networking, referrals, online platforms, and marketing campaigns. Lead conversion rate (percentage of leads converted to clients).

Client Engagement:



Number of potential clients contacted and the number of property showings conducted. Engagement rate with clients (including responses to client inquiries and feedback).

Sales Process Success:



Percentage of sales successfully closed from lead generation to final contract. Success rate in negotiating deals that align with client goals and market standards.

Sales Targets:



Achievement of set sales targets, both in terms of revenue generated and properties sold. Consistent growth in sales performance as compared to previous periods.

Market Knowledge:



Frequency and depth of market trend updates shared with clients. Accuracy of property valuations and market-related advice provided.

CRM Utilization:



Regular and accurate use of CRM systems to track leads, sales progress, and follow-ups. Ensuring up-to-date and complete records for all client interactions and transactions.

Customer Service:



Timeliness in responding to client queries and concerns. Client feedback ratings, with a focus on customer satisfaction and service quality.

Sales Records:



Accuracy and thoroughness in maintaining records of all sales activities and client interactions.
