Job Summary:
We are seeking an experienced Quantity Surveyor with a focus on Pre-Costing to join our dynamic team. The Quantity Surveyor will be responsible for preparing accurate and competitive cost estimates for building projects in the UAE, ensuring efficient budgeting, and advising on cost-effective solutions. The ideal candidate will possess strong analytical skills, comprehensive knowledge of construction costs, and local industry standards and regulations.
Key Responsibilities:
1. Cost Estimation & Budgeting:
• Prepare detailed cost estimates for building projects, covering materials, labor, equipment, and other associated costs.
• Conduct pre-tender estimates and ensure accuracy by reviewing construction drawings, specifications, and other relevant documents.
• Develop and maintain comprehensive cost databases, using historical data and industry benchmarks to support accurate estimations.
2. Tendering & Bidding Support:
• Assist in preparing tender documents, bill of quantities (BoQ), and other relevant documentation for submission to contractors and suppliers.
• Analyze tender submissions from contractors, assessing financial viability and preparing detailed cost comparisons.
• Engage in negotiations with contractors and suppliers to ensure competitive and realistic pricing.
3. Feasibility Analysis & Cost Planning:
• Conduct feasibility studies to assess the financial viability of proposed building projects.
• Develop cost plans and cash flow forecasts, ensuring alignment with project requirements and client budget constraints.
• Advise on project cost planning and alternative design options to maximize cost-effectiveness.
4. Risk Analysis & Value Engineering:
• Identify cost-related risks in early project stages and recommend mitigation strategies.
• Collaborate with project teams and clients to perform value engineering exercises, identifying potential cost savings without compromising quality.
5. Compliance & Reporting:
• Ensure all cost-related documentation complies with UAE regulations, industry standards, and company policies.
• Prepare regular cost reports and forecasts to support financial tracking and management decisions throughout the project lifecycle.
• Provide insights on cost implications for design and materials changes.
6. Stakeholder Communication & Collaboration:
• Maintain clear and consistent communication with project managers, architects, engineers, contractors, and clients.
• Present cost estimates and financial reports to stakeholders, articulating cost-related recommendations and adjustments.
• Build and maintain strong relationships with key industry stakeholders, including contractors and suppliers, to secure competitive pricing.
Requirements:
• Education: Bachelor's degree in Quantity Surveying, Civil Engineering, Construction Management, or a related field.
• Experience: Minimum of 5 years of experience as a Quantity Surveyor, with a focus on pre-costing and budget analysis for building projects, ideally within the UAE.
• Certification: Professional certifications in Quantity Surveying (such as RICS) are preferred.
Technical Skills:
• Proficiency in cost estimation software (e.g., CostX, Candy, or equivalent).
• Advanced skills in Microsoft Excel and other relevant data analysis tools.
• Familiarity with UAE building codes, construction standards, and relevant regulations.
Preferred Qualifications:
• Regional Experience: Prior experience in the UAE or Middle East construction market.
• Language: Proficiency in English; other language like, Urdu, Hindi, Arabic is a plus.
• Soft Skills: Proactive attitude, with a focus on continuous improvement and client satisfaction.
