We are seeking a detail-oriented and analytical Quantity Surveyor - Site to join our team in Dubai, United Arab Emirates. As a key member of our construction projects, you will be responsible for managing costs, contracts, and financial aspects of our site-based operations.
Strong knowledge of building construction processes, construction materials, cost estimation techniques, and relevant software tools (e.g., CostX, WinQS).
Qualifications
- Bachelor's degree in Quantity Surveying, Construction Management, or related field
- Minimum 3-5 years of experience in site-based quantity surveying

: A degree in Quantity Surveying, Civil Engineering, or a related field.

Experience
: 3 - 5 years of experience working as a Quantity Surveyor, ideally with a focus on building construction projects. Experience with tendering, contract management, and cost control is essential.

Responsibilities include:
1.
Cost Estimation and Budgeting:
Preliminary Cost Estimates
: Prepare detailed cost estimates for buildings and Villa projects during the planning phase, considering labor, materials, equipment, and other related costs.
Budgeting
: Analyze contract documents, drawings, and specifications to identify potential cost implications to Establish the project budget and ensure it aligns with client requirements and project specifications. Monitor and control costs throughout the project lifecycle.
2.
Bill of Quantities (BoQ) Preparation:
Preparation of BoQ
: Prepare, review, and update the Bill of Quantities (BoQ) for buildings and Villa projects, which provides a detailed breakdown of the quantities of materials and work required.
Quantification
: Measure and quantify all aspects of the project, including earthworks, substructure, structural, bock, plaster, finishings, etc.
3.
Tendering and Procurement:
Tender Documentation
: Assist in preparing and reviewing tender documents, ensuring that the scope of works and specifications are clearly outlined.
Tender Evaluation
: Evaluate bids from contractors, ensuring that cost estimates are accurate and that the quality of work proposed meets project specifications.
Procurement Management
: Support the procurement process for materials, labor, and subcontractors. Ensure that purchases are made in line with budget and project requirements.
4.
Contract Management:
Contract Negotiation
: Assist with the negotiation and finalization of contracts with clients and contractors, ensuring terms and conditions are favorable.
Contract Administration
: Oversee the administration of contracts, ensuring that the work is carried out in accordance with the agreed terms, and managing any change orders, variations, and claims that may arise.
5.
Cost Control and Monitoring:
Cost Monitoring
: Track project costs and expenditures against the approved budget and ensure that cost overruns are kept to a minimum.
Cost Reporting
: Prepare regular cost reports to update stakeholders on the status of project finances, including variations and any potential risks to the budget. Monitor project budgets and forecast cash flow requirements
Value Engineering
: Identify opportunities for cost savings or more efficient ways of delivering the project without compromising quality or safety.
6.
Site Inspections and Quality Assurance:
Site Visits
: Collaborate with project managers, contractors, and suppliers to optimize project costs, conduct site inspections to ensure that work is being carried out according to the project specifications, within the required time frame, and to the correct quality standards.
Quality Control
: Ensure that quality control procedures are followed for both materials and construction work, especially in relation to local building codes and regulations in Dubai.
7.
Risk Management:
Risk Identification
: Identify potential risks related to costs, schedule, or materials, and develop mitigation strategies.
Managing Variations
: Deal with any changes in the scope of work, assess their impact on costs and timelines, and negotiate adjustments with contractors or suppliers.
8.
Client and Stakeholder Liaison:
Client Communication
: Act as the primary point of contact for clients, updating them on project progress, budgets, and any potential changes or issues.
Stakeholder Management
: Liaise with contractors, suppliers, consultants, and government agencies involved in the construction project to ensure smooth communication and coordination.
9.
Final Account and Project Closure:
Final Account Preparation
: Prepare and review interim and final payment applications and Prepare the final account for the project, ensuring all costs, adjustments, and variations are captured.
Project Documentation
: Maintain accurate records of all contract documentation, cost data, and project communications for future reference and audits.
10.
Sustainability and Compliance:
Sustainability Considerations
: Incorporate sustainability practices into the cost estimation and procurement processes, ensuring that the project aligns with environmental and safety regulations.
Regulatory Compliance
: Ensure that all aspects of the project comply with local and national regulations, including buildings safety standards, environmental guidelines, and utility regulations.
