About the Role

We are seeking an experienced

Quantity Surveyor (QS)

with

at least 5 years of experience

in

Dubai's construction industry

, specializing in

high-end villas, commercial fit-outs, and new builds

. The ideal candidate will be responsible for

cost estimation, tendering, procurement, and financial reporting

, ensuring that projects remain within budget while maintaining cost efficiency.

Key Responsibilities

1. Cost Estimation & Budgeting

Prepare

detailed cost estimates, feasibility studies, and BOQs

. Conduct

cost analysis and value engineering

to optimize project budgets. Monitor

cost plans and cash flow projections

, ensuring cost efficiency.

2. Tendering & Procurement

Prepare

tender documents, BOQs, and pricing schedules

. Analyze and evaluate

subcontractor and supplier bids

, ensuring competitive pricing. Assist in

procurement strategy development

, focusing on cost savings and quality.

3. Financial & Cost Control

Track

project costs, expenditure reports, and budget variances

. Prepare and submit

progress payment applications and cost reports

. Monitor and manage

cash flow forecasting

for each project.

4. Variation & Change Management

Identify, evaluate, and track

cost variations and adjustments

. Provide

cost impact assessments for design changes or unforeseen project variations

. Ensure accurate records of all variations and their financial implications.

5. Compliance & Documentation

Ensure that

BOQs, tenders, and financial reports

comply with

Dubai Municipality (DM), RTA, DEWA, and Trakhees

regulations. Maintain a database of

material costs, subcontractor rates, and market trends

to support accurate cost forecasting.

Key Requirements

?

Experience

: Minimum 5

years in Dubai/UAE

as a QS, with a strong track record in

high-end villas, commercial fit-outs, and mid-rise developments

.

?

Education

: Degree in

Quantity Surveying, Civil Engineering, or Construction Management

.

?

Certifications (Preferred)

:

MRICS, CIOB, or equivalent

accreditation.

?

Technical Skills

: Proficiency in

AutoCAD, MS Excel, CostX, or other QS software

.

?

Regulatory Knowledge

: Strong understanding of

Dubai Municipality (DM), market pricing, and UAE procurement laws

.

?

Analytical & Detail-Oriented

: Ability to manage

cost control, financial forecasting, and budget accuracy

.
