Job Description

Job Summary:

The Quantity Surveyor is responsible for managing and controlling the costs and budgets of construction projects, from initial estimates through to final completion. The role involves working closely with contractors, architects, engineers, and clients to ensure that the project is delivered on time, within budget, and according to specifications.

Key Responsibilities:

• Cost Estimation & Budgeting:
• Prepare detailed cost estimates for materials, labor, and other expenses based on project plans and specifications.
• Develop and maintain project budgets, ensuring they align with the scope and requirements of the project.
• Review project drawings and specifications to assess cost implications and prepare accurate estimates.
• Cost Control & Monitoring:
• Monitor and control costs throughout the life of the project, ensuring that expenditures are within budget limits.
• Regularly update cost reports and project forecasts, identifying any potential risks or cost overruns.
• Analyze cost variations and provide recommendations to mitigate or resolve financial issues.
• Tendering & Procurement:
• Assist in the preparation of tender documents and manage the tendering process.
• Evaluate and review bids from contractors and suppliers to ensure cost-effectiveness and value for money.
• Negotiate with vendors and suppliers to secure the best prices and terms for materials and services.
• Contract Administration:
• Prepare, review, and manage contracts between clients, contractors, and subcontractors.
• Ensure that all contractual terms are adhered to and monitor contract performance.
• Handle changes to the scope of work, preparing variations and assessing their impact on cost and schedule.
• Project Documentation & Reporting:
• Maintain accurate records of costs, contracts, and progress reports.
• Provide regular reports to clients and stakeholders on project financial status, including cost analysis and forecasts.
• Ensure that all project documentation, including invoices, is processed and filed appropriately.
• Risk Management:
• Identify and assess risks that may affect project costs, schedules, or quality.
• Develop strategies for mitigating risks and resolving potential issues that may arise during the project lifecycle.
• Site Visits & Inspections:
• Conduct regular site visits to monitor progress, quality, and the proper use of resources.
• Ensure that the project complies with relevant safety and regulatory standards.
• Work with site managers to ensure the timely completion of work and the accuracy of cost reporting.
• Final Account & Project Close-Out:
• Prepare final accounts for the project, ensuring that all costs are accounted for and all financial obligations are met.
• Ensure that any variations or changes during the project are appropriately documented and settled.
• Assist in project close-out procedures, including the settlement of disputes or claims.

Qualifications:

• Education: Bachelor's degree in Quantity Surveying, Civil Engineering, Construction Management, or a related field. Professional accreditation (e.g., MRICS, RICS, or equivalent) is preferred.
• Experience: 3-5 years of experience in quantity surveying or a similar role in the construction industry in UAE.
• Skills:
• In-depth knowledge of construction cost estimation, budgeting, and procurement.
• Proficiency in Quantity Surveying software and Microsoft Office Suite.
• Strong analytical, problem-solving, and negotiation skills.
• Excellent communication skills to interact with clients, contractors, and internal teams.
• Ability to manage multiple projects and deadlines.

Job Types: Full-time, Permanent

Pay: AED3,000.00 - AED5,000.00 per month
