Position Summary:



We are seeking an experienced and proactive

General Manager / Property Manager

to oversee the operations of our Property Management division for one of our esteemed clients, who generates multi-million Dirhams in revenue annually

(based in Ajman)

.You will become part of a vibrant and expanding team. The Property Manager is responsible for overseeing and managing the daily operations of residential, commercial, or mixed-use properties. This role involves managing tenant relationships, maintaining property conditions, coordinating repairs and maintenance, and ensuring that the property runs efficiently while complying with all relevant laws and regulations. The Property Manager will also handle financial tasks, including rent collection, budgeting, and ensuring that properties generate a profit.

Key Responsibilities:



Property Operations & Maintenance:

Oversee the day-to-day operations of assigned properties to ensure proper functionality. Coordinate and supervise repairs, routine maintenance, and renovations. Conduct regular property inspections and identify maintenance needs or safety hazards. Ensure the property complies with health, safety, and local housing regulations.

Tenant Relations & Leasing:

Act as the primary point of contact for tenants, addressing complaints and resolving issues. Negotiate and manage lease agreements with tenants. Ensure timely rent collection and handle any late payment issues. Manage tenant move-ins, move-outs, and renewals, ensuring smooth transitions.

Financial Management:

Develop and manage property budgets, ensuring that the property operates within budgetary constraints. Track and report on property revenues, expenses, and profitability. Ensure payment of property taxes, insurance, and vendor invoices. Generate financial reports, including profit and loss statements, as required by senior management or property owners.

Marketing & Leasing:

Market vacant units through advertising, open houses, and working with leasing agents. Conduct property tours for prospective tenants and highlight key features of the property. Maintain occupancy goals by minimizing vacancies and ensuring rental rates are competitive. Review and update rental listings regularly to ensure they reflect accurate pricing and availability.

Vendor & Contract Management:

Hire, manage, and supervise vendors and contractors for maintenance, repairs, and improvements. Negotiate contracts with vendors to ensure cost-effective services. Ensure timely delivery of services by vendors and contractors.

Compliance & Legal Responsibilities:

Stay up-to-date on federal, state, and local laws regarding property management, tenant rights, and housing regulations. Enforce lease terms and address tenant violations as needed. Maintain proper documentation and records for audits, compliance checks, and legal matters.

Reporting & Documentation:

Maintain detailed records of tenant communications, maintenance requests, and financial transactions. Prepare and submit monthly/quarterly reports on property performance to senior management or property owners. Provide regular updates on property issues, tenant satisfaction, and financial performance.

Required Skills & Qualifications:



Education

: A bachelor's degree in real estate, business administration, or a related field is preferred.

Experience

: Minimum of 2-5 years of experience in property management, real estate, or related field.

Certifications

: Certified Property Manager (CPM), Real Estate License, or similar certifications are a plus.

Knowledge

: Strong understanding of property management software (e.g., Yardi, Buildium, AppFolio). Knowledge of local property laws, safety regulations, and tenant rights. Financial management skills, including budgeting, forecasting, and reporting.

Skills

: Excellent communication and interpersonal skills. Strong problem-solving and conflict resolution abilities. Highly organized and detail-oriented. Ability to manage multiple properties or projects simultaneously. Strong negotiation skills.

Pay: AED3,000.00 - AED5,000.00 per month
