Property Manager

Job Description

This role is responsible for overseeing the day-to-day operations of our client properties, ensuring the highest level of service, and maintaining the value and profitability of the real estate assets.
  • Property Management: Oversee the management of assigned residential and/or commercial properties, ensuring efficient operation, upkeep, and maintenance. Set, implement and regularly update the PM Policies & Procedures.
  • Tenant Relations: Serve as the primary point of contact for tenants. Address tenant inquiries, resolve issues, and maintain high levels of tenant satisfaction.
  • Client Management: Attend meetings with the Client and submit the required reports in a timely manner.
  • Leasing: Coordinate leasing activities, including marketing properties, screening potential tenants, negotiating lease terms, and conducting property viewings.
  • Financial Management: Set and manage the Buildings\' budgets. Understand financial reports, and rental income statements. Ensure timely collection of rent and manage expenses.
  • FM Management: Supervise and coordinate with contractors for maintenance, repair, and renovation projects. Approve quotations, work orders completion. Ensure compliance with all contracts, laws, and regulations.
  • Fit out Management (for commercial properties): Manage the fit out process on behalf of the Client ensuring full compliance of all stakeholders.
  • Market Analysis: Keep abreast of market trends in the UAE real estate market to inform strategic decisions and identify opportunities for growth.
  • Compliance: Ensure all properties comply with local laws and regulations, including health and safety standards.
  • Undertake any related task as assigned by the Line Manager.
Requirements: Full knowledge of the PM Policy & procedures and all related requirements.
  • Good understanding of the Facilities Management services and how to manage FM service providers.
  • Real Estate Market Knowledge: In-depth understanding of the UAE real estate market, including trends, pricing, and legal requirements.
  • Financial Acumen: Ability to set and manage budgets, provide financial reporting.
  • Communication Skills: Excellent verbal and written communication skills for interacting with tenants, owners, contractors, and team members.
  • Negotiation Skills: Proficiency in negotiating leases, contracts, and resolving disputes.
  • Organizational Skills: Strong ability to organize, prioritize, and manage multiple tasks and properties efficiently.
  • Problem-Solving Abilities: Ability to identify and resolve issues swiftly and effectively.
  • Customer Service Orientation: Commitment to providing high-quality service to tenants and property owners.
  • Technical Proficiency: Familiarity with property management software, Microsoft Office Suite, and other relevant technologies.
  • Attention to Detail: Keen attention to detail for property inspections, contract review, and compliance with regulations.
  • Leadership and Teamwork: Ability to lead and work collaboratively with a team, including managing and coordinating contractors and staff.
  • Legal Compliance: Understanding of local laws and regulations related to property management, including health and safety standards.
  • Adaptability: Flexibility to adapt to changing market conditions and client needs.
  • Cultural Sensitivity: Being culturally aware, especially in a diverse environment like the UAE, to effectively manage properties and relations with various stakeholders.
  • Language Skills: Bilingual or multilingual abilities, particularly in English and Arabic, are advantageous in the UAE's multicultural environment, and is mandatory for Abu Dhabi located positions.
QUALIFICATIONS:
  • Degree in Real Estate, Business Administration, or related field.
  • Minimum of 5 years\' experience of Residential PM, or 3 years\' experience of Commercial PM.
  • Minimum of 2 years\' experience within the UAE.
