Job Summary:
We are seeking a highly organized and proactive Property Manager to oversee the day-to-day operations of our property portfolio. The successful candidate will be responsible for managing all aspects of property management, including tenant relations, maintenance, rent collection, and financial reporting. The Property Manager will ensure that our properties are well-maintained, fully leased, and operating smoothly.
Key Responsibilities:
Tenant Relations:
• Serve as the main point of contact for tenants, addressing their needs and concerns promptly and professionally.
• Handle tenant inquiries, complaints, and service requests.
• Conduct regular property inspections to ensure tenant compliance with lease agreements and property standards.
• Facilitate tenant move-ins and move-outs, including lease agreements, key distribution, and property walkthroughs.
Property Maintenance:
• Coordinate and oversee routine and emergency maintenance and repairs.
• Schedule and supervise contractors and vendors for property maintenance, landscaping, and cleaning services.
• Ensure all properties meet safety and health standards, including compliance with local regulations and codes.
• Develop and implement preventative maintenance plans.
Financial Management:
• Collect and process rent payments, ensuring timely deposits and accurate record-keeping.
• Prepare and manage property budgets, including operating expenses and capital expenditures.
• Monitor and control property expenses to stay within budgetary constraints.
• Prepare monthly, quarterly, and annual financial reports for property owners and management.
Administrative Duties:
• Maintain accurate and organized property records, including leases, maintenance logs, and financial documents.
• Prepare and distribute tenant communications, such as notices and newsletters.
• Ensure compliance with all property management laws and regulations.
Qualifications:
• Bachelor's degree in Business Administration, Real Estate, or a related field (preferred).
• Proven experience as a Property Manager or in a similar role.
• Strong knowledge of property management principles and practices.
• Excellent communication and interpersonal skills.
• Strong organizational and multitasking abilities.
• Proficiency in Microsoft Office Suite and property management software is a plus.
• Knowledge of local property laws and regulations.
• Valid driver's license
Working Conditions:
• Primarily office-based with regular travel to properties within the portfolio.
• Availability to handle emergencies outside of regular business hours.
