The Property Management Manager will oversee the daily operations of our property management department, ensuring that properties are well-maintained, tenants' needs are met, and owners' investments are protected. This role requires a proactive leader who can manage a team, communicate effectively with clients, and handle various aspects of property management.
Key Responsibilities:
• Property Maintenance and Operations:
• Oversee the maintenance and repair of properties, ensuring all work is completed in a timely and cost-effective manner.
• Conduct regular property inspections to identify and address any issues.
• Coordinate with contractors and vendors for property upkeep and improvements.
• Tenant Relations:
• Maintain positive relationships with tenants, addressing their needs and concerns promptly.
• Oversee tenant move-ins and move-outs, ensuring all procedures are followed.
• Handle tenant disputes and complaints, finding effective solutions to maintain tenant satisfaction.
• Financial Management:
• Prepare and manage property budgets, ensuring financial goals are met.
• Oversee rent collection and manage delinquency issues.
• Prepare financial reports for property owners, providing insights and recommendations for maximizing returns.
• Lease Management:
• Manage lease agreements, ensuring compliance with all terms and conditions.
• Oversee the renewal process, negotiating lease terms with tenants.
• Ensure all leasing documentation is accurately maintained and up-to-date.
• Team Leadership:
• Lead and mentor the property management team, providing guidance and support.
• Conduct performance reviews and provide training opportunities for team development.
• Foster a positive and productive work environment.
• Compliance and Risk Management:
• Ensure all properties comply with local, state, and federal regulations.
• Implement and enforce safety and security measures across all properties.
• Manage insurance claims and risk mitigation strategies.
Qualifications:
• Bachelor's degree in Business Administration, Real Estate, or a related field.
• Minimum of 3 years of experience in property management, with at least 2 years in a supervisory role.
• Strong knowledge of property management principles, practices, and regulations.
• Excellent communication and interpersonal skills.
• Proficient in property management software and Microsoft Office Suite.
• Strong problem-solving and decision-making abilities.
• Ability to manage multiple tasks and projects simultaneously.
• Certification in Property Management (CPM) or Real Estate License is a plus.
