Job Overview:

Emirates Talent Solution is seeking an experienced Property Development Manager to oversee and manage property development projects for a leading company in the real estate industry. The ideal candidate will have a strong background in property development, project management, and real estate investment, with the ability to lead projects from concept to completion.

Key Responsibilities:

Project Management:

Lead and manage property development projects, including planning, budgeting, scheduling, and execution. Coordinate with architects, engineers, contractors, and other stakeholders to ensure projects are delivered on time and within budget. Oversee the entire development process, from site acquisition and feasibility studies to construction and final delivery.

Site Acquisition & Feasibility:

Identify and evaluate potential sites for development, conducting thorough feasibility studies and market analysis. Negotiate land acquisitions and secure necessary approvals and permits from regulatory authorities. Develop detailed business cases and financial models to support investment decisions.

Budgeting & Financial Management:

Prepare and manage project budgets, ensuring effective cost control and financial performance. Monitor project expenses, cash flow, and financial reporting to ensure adherence to budgets and timelines. Work with the finance team to secure funding and manage relationships with investors and financial institutions.

Risk Management & Compliance:

Identify potential risks associated with development projects and implement strategies to mitigate these risks. Ensure all projects comply with local regulations, zoning laws, and environmental standards. Conduct regular site visits to monitor progress and ensure quality standards are met.

Stakeholder Coordination:

Liaise with clients, investors, government authorities, and other stakeholders to ensure project alignment with expectations. Maintain strong relationships with all project stakeholders, providing regular updates and addressing any concerns promptly. Coordinate with the sales and marketing teams to ensure successful project launches and sales strategies.

Team Leadership & Development:

Lead and mentor a team of project managers, coordinators, and support staff, fostering a culture of excellence and collaboration. Provide training and development opportunities to enhance the skills and knowledge of the project team. Set performance targets and conduct regular evaluations to ensure high standards of project delivery.

Qualifications:

Bachelor's degree in Real Estate, Civil Engineering, Architecture, or a related field; a Master's degree or professional certification (e.g., PMP, RICS) is a plus. Minimum of 7-10 years of experience in property development, with a strong track record of managing successful projects. In-depth knowledge of property development processes, including planning, design, construction, and sales. Excellent project management skills, with the ability to handle multiple projects simultaneously. Strong financial acumen and experience in budgeting, financial analysis, and investment appraisal. Exceptional communication, negotiation, and leadership skills. Proficiency in project management software and tools. Knowledge of local real estate laws, regulations, and market conditions.
