Job Description

The Role

We are seeking a highly skilled and motivated Arabic-Speaking Project Manager to join our client, a growing real estate development start-up based in Dubai. The ideal candidate will be responsible for managing the project from inception to completion, ensuring it adheres to timelines, budgets, quality standards and regulatory requirements and fluency in both English and Arabic. The role requires strong leadership skills, a solid background in real estate development and a deep understanding of the UAE construction market. o Oversee and manage all phases of project development, including concept design, planning, construction and handover. o Lead a multidisciplinary team of architects, engineers, planners, and site staff. o Manage project budgets, schedules and procurement processes to ensure timely and cost-effective delivery. o Coordinate with consultants, contractors, and government authorities for permits, approvals and compliance. o Ensure high-quality standards in design, construction and execution of projects. o Monitor and control project progress, addressing any delays or issues to keep the project on track. o Review and approve project plans, budgets, schedules and reports. o Manage contracts and commercial aspects, including claims, tenders, and negotiation with subcontractors and suppliers. o Identify potential risks in project execution and develop strategies to mitigate delays or complications while swiftly addressing unforeseen issues to minimize disruption to the project timeline. o Liaise with local government authorities to obtain and maintain all necessary permits and licenses, ensuring full compliance with local regulations, including environmental requirements and safety standards throughout the project. o Coordinate the acquisition of essential permits, including land development approvals, construction permits and other necessary regulatory approvals, while ensuring accurate and up-to-date documentation for compliance purposes. o Conduct regular site inspections to monitor construction progress, quality and safety. Ensuring compliance with project specifications. Address on-site issues promptly and implement effective solutions to maintain project momentum. o Provide detailed and timely progress reports to senior management, highlighting key project milestones, risks and potential delays. Offer recommendations and insights for improvement based on project observations and feedback.



Requirements

• At least 5 years of project management experience in the real estate development or construction industry, with a preference for experience in Dubai or the UAE. o Proven track record of managing complex real estate projects from design through to completion. o Strong understanding of the Dubai real estate market, local construction practices, and relevant laws and regulations. o Strong knowledge of project planning, procurement, contracts, cost management and risk assessment. o Fluency in Arabic and English is mandatory. o Degree in Construction Management, Civil Engineering, or a related field. o Familiarity with UAE government regulations and procedures for construction permits and approvals. o Strong organizational and decision-making skills with attention to detail. o Excellent communication and negotiation abilities. o Track record of successfully delivering projects on time and within budget.
