1. JOB PURPOSE
Responsible for managing technical service operations related to fit-out projects. This includes overseeing the work of engineering and maintenance teams to ensure that all tasks are completed efficiently, on schedule, and within the allocated budget. The role involves ensuring the smooth execution of technical services, coordinating with various stakeholders, and maintaining high standards of quality and safety throughout the project lifecycle.
2. • MINIMUM QUALIFICATIONS/EDUCATION/EXPERIENCE/TRAINING/KNOWLEDGE•
• Educational Qualification: Bachelor's degree in Engineering.
• Experience: Minimum of 10-12 years of experience in a similar role, with a strong background in project fit-out management.
• Communication Skills: Excellent organizational, verbal, and written communication skills, with the ability to establish and maintain effective working relationships with team members and stakeholders.
• Leadership Abilities: Proven leadership skills to motivate, guide, and resolve conflicts within the team, ensuring high morale and productivity.
• Time Management: Strong time management skills, with the ability to efficiently manage multiple tasks and ensure timely completion of projects.
• Budgeting: Experience in managing project and maintenance budgets, ensuring cost efficiency and financial control throughout the project lifecycle.
• Analytical and Problem-Solving Skills: Strong analytical skills with the ability to assess situations, resolve issues promptly, and make data-driven decisions that positively impact the project.
3. COMMUNICATION AND WORKING RELATIONSHIPS
The role requires effective communication both internally with technicians and department heads, as well as externally with senior stakeholders such as mall management, vendors, and other key parties.
4. KEY DIMENSIONS AND RELATED JOB RESULTS
• Design and Drawing Evaluation
o Timeliness and accuracy in reviewing and evaluating architectural, structural, and MEP drawings during the design and development phase.
o Percentage of design errors or changes identified and resolved before construction begins.
• Fit-out Stage Coordination
o Effectiveness in assessing and coordinating store and coordination drawings during the fit-out stage.
o Number of revisions or adjustments required post-approval of fit-out drawings.
• Finalization of MEP and Refrigeration Plans
o Timeliness in finalizing MEP and refrigeration drawings with consultants and suppliers.
o Number of revisions or issues encountered during the finalization process.
o • •Negotiations and Procurement Management
o Percentage of quotes successfully negotiated and finalized for refrigeration equipment, light fittings, shelving, and tiles.
o Cost savings achieved through effective negotiations with suppliers and contractors.
• Project Completion and Timeliness
o Percentage of projects completed on time, meeting agreed deadlines.
o Time taken to resolve any delays and minimize disruptions.
• Regulatory Compliance and Approvals
o Success rate in obtaining necessary statutory approvals from property owners, building management, FM, OAM, and government authorities.
o Average time to obtain necessary approvals and clearances.
• Budget Management and Cost Control
o Adherence to project budget, with percentage variance from planned budget.
o Effective monitoring and reporting on project costs during weekly meetings.
• Contractor and Team Coordination
o Quality and efficiency of coordination with various contractors to ensure project accuracy and progress.
o Number of coordination issues or disputes resolved with contractors and stakeholders.
o • •Cross-Departmental Collaboration
o Effectiveness in coordinating with in-house maintenance, retail operations, supply chain, and QHSE teams.
o Timeliness of action items or issues raised by cross-functional teams.
o • •Service Level Agreements (SLA) and Annual Maintenance Contracts (AMC)
o Timeliness and accuracy in drafting and negotiating SLAs and AMCs for new projects.
o Efficiency in negotiating and renewing existing AMCs for running stores and warehouses.
Job Type: Full-time
Pay: AED20,000.00 - AED22,000.00 per month
