As the Manager of Procurement for Fit Out and Joinery , you will lead the procurement function and be responsible for developing and implementing the procurement strategy for all fit-out and joinery-related materials and services. Your role is crucial in ensuring the smooth and efficient procurement of high-quality materials, managing supplier relationships, and optimizing costs while contributing to the success of our company's fit-out and joinery projects.
Responsibilities:
Procurement Strategy and Planning:
• Develop a comprehensive procurement strategy aligned with the company's overall objectives and fit-out and joinery project requirements.
• Collaborate with senior management to set procurement targets, KPIs, and budgetary goals.
• Collaborate with senior management to develop and update the department policies , works flow and procedures, and the froms used, software and formats used for proper smooth work flow to avoid any dely.
Supplier Management and Negotiations:
• Identify, evaluate, and onboard reliable suppliers and contractors for fit-out and joinery materials and services.
• Negotiate contracts agreements and LPOs to secure favorable terms, prices, and conditions.
• Cultivate strong and long-term relationships with key vendors and establish a robust supplier and sub-contractor performance evaluation system.
Cost Optimization:
• Implement cost optimization strategies, value engineering, and continuous improvement initiatives to achieve cost savings without compromising quality.
• Conduct regular market analysis and benchmarking of standard unit rates to ensure competitive pricing.
• Create the commercial comparision sheet to determine the lowest unit rate of each item of BOQ in order to enerate the competitve budgetary princing as reference for negotiation with proposed vendor.
Quality Assurance and Compliance:
• Set quality standards for fit-out and joinery materials and services procurement orders in line with industry best practices.
• Ensure suppliers comply with relevant regulations, standards, and ethical practices.
• Conduct audits and quality checks to maintain high-quality deliverables.
• Review , comment and approve all comparison sheets ( technical and commercial wise , and LPO / Subcontracts agreements terms and conditions.
Supply Chain Management:
• Oversee the supply chain for fit-out and joinery materials, ensuring timely and reliable delivery of materials to meet project deadlines.
• Collaborate with logistics and warehouse teams to manage inventory levels and optimize storage and distribution.
Risk Management:
• Identify potential procurement risks and develop risk mitigation plans to address supply chain disruption, material shortages, and other challenges.
• Maintain a proactive approach to risk identification and management.
Team Leadership and Development:
• Lead, coach & mentor, and inspire the procurement team, providing guidance and support in achieving departmental and organizational goals.
• Conduct performance evaluations, identify training needs, and foster a culture of continuous learning and development.
Vendor Performance Evaluation:
• Regularly (semi-annual) review supplier performance and conduct vendor assessments to ensure adherence to contractual obligations and service level agreements.
Requirements:
• Bachelor's degree in Civil / Architectural Engineering or a related field.
• Proven experience in the Fit Outfield for 10+ years.
• Proven experience in procurement within the design and fit-out industry.
• Strong negotiation skills and ability to build and maintain effective relationships with suppliers.
• Knowledge of local and international procurement regulations and best practices.
• Excellent analytical and problem-solving skills.
• Proficient in using procurement and project management software.
• Strong communication and interpersonal skills.
• Ability to work under pressure and meet tight deadlines.
• Has wide experience in market prices for similar projects fit out and interiors
• Reporting to higher management on all commercial issues
• Must have previous experience of FIDIC Contracts
• Demonstrate strong interpersonal, communication, and presentation skills
• Ability to proactively identify next steps and work productively with limited supervision;
• Excellent organizational skills, ability to organize and maintain a fluid administrative process;
• Strong technical, commercial and quantitative analytical skills;
• Strong business acumen and demonstrated project management skills;
• Ability to adapt quickly to all technical and commercial subjects related to fit out and construction projects through full development lifecycle and transitions to construction
