Assists the General Manager in achieving a risk-free and successful delivery of projects/refurbishment/maintenance of the projects and other facilities/logistics with focus on cost-effectiveness, quality, timeliness and conformity of all actions executed.
Follows up construction activities at site & Ensures the Contractor’s adherence to Construction documents and latest Authorities’ regulations.
Assists in reviewing Contractor’s Submissions (shop drawings, Materials, RFI, etc.).
Provides all necessary on-site directions & assists in reviewing the project’s closed out documents.
Acts positively and participates in all health and safety issues at site, as required by the GM, and project Safety Representative.
Manages the maintenance & logistics services of the projects and facilities, this includes managing any refurbishments, renovations, office moves, & greenery, etc.
Monitors and follows up on the projects & maintenance services provided by external vendors; provides necessary guidance and support to ensure services are as per agreed standards and in line with SLAs, service level agreements.
Approves/evaluates the preventive maintenance schedule for designated areas and coordinates with Project Engineer to ensure availability of needed manpower.
Establishes/maintains effective working relationships with a wide range of people both internally within the company and externally with vendors and suppliers to facilitate the work requirements and achieve best results.
Partners with stakeholders to prepare contracts and BOQs (Bills of Quantities) ensuring cost, risk, legal, penalties, technical aspects and specifications are all covered within the agreed terms and conditions of signed contracts.
Negotiates quotations and prices offered by vendors and suppliers for the purchases and repair parts; prepares and processes the approved LPOs using the internal system through the Contracts and Procurement department.
Collaborates with Stakeholders to negotiate and administer annual maintenance contracts such as those for the elevator, cleaning services, garbage and wastes disposal, revolving doors, etc., provides necessary recommendations and alternative solutions where necessary.
Manages the end-to-end maintenance of the greenery & irrigation services, prepares necessary specifications & contracts & processes related payments in due time.
Coordinates with the Finance department on all maintenance payments, recharges and petty cash expenditure, ensures all invoices are timely reviewed, verified and processed through proper channel and records of the same are properly maintained.
Coordinates with the HR&D to manage the related activities such as preparing the respective manpower roster, working schedules, leave plans and overtime sheets.
Supports the General Manager in preparing and deciding on the facilities maintenance services and logistics budget in line with approved plan.
