:
We are seeking an experienced and organized individual to join our team as an Operations Manager for our holiday homes. The Operations Manager will be responsible for overseeing all aspects of property management, ensuring the efficient and effective operation of our vacation rental properties.
Responsibilities:
Property Management:
• Oversee the day-to-day operations of multiple holiday homes, including maintenance, housekeeping, and guest services.
• Develop and implement standard operating procedures (SOPs) to streamline operations and ensure consistent service quality across properties.
• Coordinate with housekeeping staff to schedule cleanings, inspections, and maintenance tasks, ensuring properties are well-maintained and ready for guest arrivals.
• Conduct regular property inspections to identify maintenance issues, safety concerns, and opportunities for improvement.
Guest Services:
• Supervise guest relations officers and other front-line staff, providing guidance and support to ensure exceptional guest experiences.
• Handle escalated guest inquiries, complaints, and issues, resolving them promptly and professionally to maintain guest satisfaction.
• Implement guest feedback mechanisms to gather insights and identify areas for service enhancement.
Reservations and Bookings:
• Oversee reservation management processes, ensuring accuracy of bookings, availability calendars, and pricing information across all distribution channels.
• Coordinate with the sales and marketing team to optimize pricing strategies, promotions, and distribution channels to maximize occupancy and revenue.
• Monitor reservation trends, occupancy rates, and revenue performance, adjusting strategies as needed to achieve business objectives.
• Staff Management and Training:
• Recruit, train, and supervise property management staff, ensuring they have the necessary skills and resources to perform their duties effectively.
• Conduct performance evaluations, provide feedback, and implement development plans to support staff growth and career advancement.
• Foster a positive and collaborative work environment, promoting teamwork, communication, and a strong customer service mindset.
Revenue Management :
• Analyze market trends and adjust pricing strategies to maximize occupancy and revenue.
• Monitor and optimize the performance of booking channels and distribution partners.
• Implement dynamic pricing models to respond to changes in demand and competition.
• Develop and execute promotional campaigns and special offers to attract guests.
• Generate regular financial reports to track revenue performance and identify growth opportunities.
Health and Safety Compliance:
• Ensure compliance with health, safety, and regulatory standards for vacation rental properties, including fire safety, building codes, and sanitation guidelines.
• Implement emergency response protocols and procedures to address incidents such as accidents, natural disasters, or guest disturbances.
Financial Management:
• Prepare and manage property budgets, tracking expenses, revenue, and profitability metrics.
• Monitor operating costs, identify cost-saving opportunities, and negotiate contracts with vendors and service providers.
• Review financial reports and analyze performance metrics to identify trends and areas for improvement.
Marketing and Promotion:
• Collaborating with marketing teams to promote holiday home properties, increase bookings, and enhance the company's online and offline presence.
Qualifications:
• Bachelor's degree in hospitality management, business administration, or a related field.
• Proven experience in property management, hospitality operations, or a similar role, preferably within the vacation rental industry in Dubai
• Strong leadership and management skills, with the ability to motivate and develop a diverse team.
• Excellent communication, interpersonal, and problem-solving abilities.
• Knowledge of property management systems (PMS), reservation software, and other relevant technology tools.
• Familiarity with health, safety, and regulatory requirements for vacation rental properties.
• Ability to work effectively under pressure, prioritize tasks, and meet deadlines in a fast-paced environment.
• Dubai Driving License required
