The Role
Job Purpose The job holder is responsible of leading the successful delivery of commercial office fit-out projects, ensuring timely execution, quality compliance, and alignment with brand standards. This role oversees coordination between landlords, end-users, and contractors while managing risks, resolving challenges, and driving efficient project completion. Roles and Responsibilities Pre-Construction & Landlord Coordination: o Engage with landlords during initial discussions to define and negotiate base-build scope before the fit-out process begins. o Review landlord guidelines and ensure base-build compliance with operational requirements. o Identify potential constraints and proactively address them in collaboration with the internal design and projects teams. Procurement & Technical Assessment: o Collaborate with the in-house procurement team to support the development of contractor Request for Proposals (RFPs). o Assist in assessing the technical requirements of consultant and contractor submissions to ensure alignment with project specifications. o Provide technical reviews based on consultant and contractor capabilities and compliance with project needs. Post-Contract Project Management: o Act as the client-side project lead, overseeing contractors to ensure execution meets design intent, landlord requirements, and brand standards. o Manage the project timeline and proactively push the program by coordinating with all stakeholders. o Facilitate on-site coordination between contractors, consultants, and internal teams to resolve design and construction challenges. o Monitor progress, conduct site inspections, and ensure quality control at all project milestones. Problem Solving & Risk Mitigation: o Identify and address project risks, conflicts, and delays, providing practical solutions to keep projects on track. o Ensure all technical and operational challenges are resolved efficiently. o Drive continuous process improvements to enhance project delivery efficiency. Reporting & Stakeholder Communication: o Prepare and present progress reports to senior management and key stakeholders. o Ensure clear and consistent communication between the landlord, contractor, and internal teams. o Maintain accurate project documentation, including site reports, programme updates, and cost tracking.
