Key Duties and Responsibilities: Market Analysis and Strategy Development:
  • Continuously analyze market trends and competitor activities to inform pricing and leasing strategies.
  • Develop and implement effective leasing strategies to achieve high occupancy rates, considering market dynamics and target demographics.
Negotiation and Closing:
  • To lease all vacant units residential/commercial and maximize revenue by minimizing vacancies.
  • Establish and maintain positive and professional relationships with the local brokerage and real estate communities, government officials and prospective tenants.
  • Responsible for all leasing process from introduction / initial lead to the actual move in / occupancy of the resident and maintains communication throughout the tenancy period.
  • Conduct negotiations with prospective tenants to secure favorable leasing terms, considering market conditions and property value.
  • Develop & implement strategies for revenue / income generation from the properties.
  • Ensure the completion of all necessary paperwork and documentation for lease agreements in compliance with legal requirements.
  • Minimizing the leasing cycle, i.e., time taken between enquiry and signing of tenancy agreements.
  • Ensure tenants comply with provisions of Lease Agreement and negotiate with clients terms and conditions ensuring companys reputation is maintained.
Property Management:
  • Oversee and direct the management of all residential, retail and commercial properties, with the primary objective of increasing the operational efficiencies, customer satisfaction and long-term shareholder value.
  • Conduct all business in accordance with company policies and procedures and provide support for all aspects of day-to-day activities towards assigned properties.
  • Prepare and submit property annual operating budget each November 1st for the following year. Such Annual Operating Budget shall include projected sources of revenues, vacancy rates, operating expenses, reserve requirements, and other expenses associated with the operation of the property.
  • Update Management regularly for the purpose of reviewing policies and management procedures, and discussing problems or concerns related to the properties.
  • Act as an escalated point of contact for tenants between property team and senior management and maintain good relationships with them.
  • Ensures that current resident files are maintained. Implements residential retention and renewal programs. Conducts audits to ensure that current/accurate resident files are being maintained.
  • Monitor rental levels against the current rental market.
  • Implement leasing and property management procedures.
  • Ensure that property management team complies with ethical standards and code of conduct.
  • Manage process of rent collection & ensure credit control.
  • Assures the maintenance and up keeping of the properties.
  • Monitor the preventive maintenance plan for the properties.
\xc2\xb7 Periodically inspect the general condition of the property with the FM and PM team and guide them to bring it to commitment deliverables \xc2\xb7 Monitor weekly meetings to review progress on Lease Renewals Tenant Relations:
  • Build and maintain positive relationships with existing tenants to ensure high levels of satisfaction.
  • Promptly address tenant concerns and inquiries professionally to maintain tenant retention and satisfaction.
Marketing and Promotion:
  • Collaborate with the marketing team to create and implement promotional campaigns targeting prospective tenants.
  • Utilize various advertising channels such as online platforms, social media, and local publications to maximize property visibility.
Core Competencies:
  • Track record and experience of Leasing and PM with a focus on revenue generation, tenant/customer relationship management.
  • Strong conflict resolution/ management skills.

Qualifications: \xc2\xb7 Bachelors degree preferably with specialization in business administration and /or any additional qualification in property management.
