Job Description

Provide details about the rental rate, amenities, property features, and insights into the neighborhood, transportation options, and nearby services. Offer information on lease terms, deposit requirements, and any pet policies. Distribute lease applications to interested tenants and ensure all required information is filled out accurately. Process applications, verify employment/income, and run background checks. Prepare lease agreements for new tenants and ensure they understand all terms and conditions. Send reminders for lease renewals and negotiate terms as necessary. Run credit checks through authorized services to assess tenant financial responsibility and contact previous landlords or references to verify the tenant's rental history and behavior. Address tenant questions or concerns regarding the property, payments, or neighborhood, and follow up on maintenance requests to ensure timely resolution. Document complaints and ensure that solutions are provided promptly. Schedule move-in dates, provide tenants with necessary information (e.g., key handovers, move-in checklist), and inspect the property before and after move-out to assess its condition. Deduct any cleaning or repair costs from security deposits when needed. Stay informed of local, state, and federal rental laws, including regulations on rent control, eviction processes, and tenant rights, ensuring all lease agreements comply with relevant laws, including proper disclosures and non-discriminatory language. Keep detailed records of leases, payment history, maintenance requests, and any correspondence with tenants. Ensure that all records are easily accessible and up to date for audit or legal purposes. Create online and offline marketing materials like property listings, social media ads, and collaborate with local agents or property platforms to increase visibility. Organize open houses and virtual tours to showcase properties. Keep property owners updated on vacancies, tenant issues, and ongoing maintenance needs. Provide monthly or quarterly reports on rental income, occupancy rates, and potential improvements. Advise on any legal changes or market trends that may impact the property.
