Job Description

he Leasing Coordinator is responsible for overseeing and supporting the leasing and rental process for residential or commercial properties. This includes managing inquiries, coordinating property showings, assisting with lease agreements, maintaining leasing documentation, and ensuring tenant satisfaction throughout the leasing cycle.

Key Responsibilities

:

Tenant Relations and Communication

: Respond to inquiries from potential tenants via phone, email, or in person. Schedule property showings and conduct tours of available units. Provide detailed information about rental properties, including rent, amenities, terms, and conditions. Act as the main point of contact for tenants during the leasing process.

Leasing Process Support

: Prepare lease documents, including agreements, renewal contracts, and move-in/move-out instructions. Ensure all leasing paperwork is completed accurately and in compliance with regulations. Collect and track rental deposits, application fees, and other relevant payments. Assist in the application process, including reviewing tenant applications and conducting background checks.

Administrative and Documentation Management

: Maintain accurate records of tenant information, leasing contracts, and property details in the leasing database. Update and track the availability of rental units and prepare reports for property managers or senior staff. Ensure all legal documentation related to leasing, including contracts and renewals, is properly filed.

Marketing and Advertising

: Assist in advertising and marketing available properties through various channels, such as online listings, social media, and local publications. Create and maintain property listings with accurate details and high-quality images. Coordinate open houses or events to showcase properties.

Coordination with Property Management

: Collaborate with property management teams to ensure smooth tenant move-ins and move-outs. Ensure that any maintenance or repair issues are addressed promptly. Assist in managing the property's budget by tracking leasing income and expenses.

Lease Renewal and Retention

: Assist in lease renewal negotiations and ensure timely renewals. Monitor lease expiration dates and send reminders to tenants regarding upcoming renewals. Work to maintain tenant retention by addressing concerns and providing assistance during their leasing term.

Customer Service

: Provide exceptional service to tenants, resolving issues and concerns in a timely manner. Ensure tenants understand the leasing terms, building policies, and amenities available.

Required Skills and Qualifications

:

High school diploma or equivalent; a college degree in real estate, business, or a related field is a plus. Proven experience in real estate, property management, or leasing is preferred. Excellent communication and interpersonal skills. Strong organizational and time-management abilities. Proficiency with property management software and Microsoft Office Suite (Excel, Word, etc.). Knowledge of local rental laws and regulations. Ability to work independently and as part of a team. Attention to detail and strong customer service orientation.

Preferred Skills

:

Familiarity with online listing platforms (Zillow, Apartments.com, etc.). Prior experience in a customer-facing or administrative role. Bilingual skills can be a plus depending on the area.

Working Conditions

:

Office and fieldwork environments (showing properties, coordinating move-ins). Some evening or weekend hours may be required to accommodate tenant schedules.
