Job Description

Leasing Consultant is responsible for managing the leasing process, from showing available units to potential tenants to handling lease agreements and renewals. The role involves providing excellent customer service, maintaining strong relationships with current and prospective tenants, and ensuring the property is well-maintained and meets occupancy goals.

Key Responsibilities:



Tenant Relations:

Greet prospective tenants and provide tours of the property and available units. Answer inquiries about the property, amenities, rental terms, and availability. Build and maintain positive relationships with current and prospective tenants to foster tenant retention. Address tenant complaints or concerns and work with property management to resolve issues promptly.

Leasing:

Explain lease terms, policies, and procedures to potential tenants. Assist in the completion of lease applications and ensure all necessary paperwork is completed accurately. Follow up with prospective tenants to encourage the completion of lease agreements. Review and process lease renewals in a timely manner.

Marketing and Advertising:

Assist in marketing efforts, including promoting available units through advertising channels (online listings, social media, brochures, etc.). Coordinate property showings and open houses. Track and report on the effectiveness of marketing campaigns.

Administrative Tasks:

Maintain accurate records of lease agreements, tenant information, and payment histories. Collect and process rent payments, deposits, and other fees. Handle move-in and move-out procedures, including inspections and documentation. Ensure compliance with all relevant laws, including fair housing regulations and property-specific rules.

Property Maintenance:

Ensure the property is clean, safe, and presentable for showings. Report maintenance issues to the property management team or maintenance staff as needed. Ensure that units are prepared for new tenants before move-in.

Reporting:

Provide regular updates on leasing activity, occupancy rates, and market trends to property managers or supervisors. Prepare and maintain weekly or monthly reports as needed.

Qualifications:



High school diploma or equivalent required; a degree in business, real estate, or related field is a plus. Previous experience in leasing, sales, or customer service preferred. Strong communication and interpersonal skills. Ability to handle multiple tasks simultaneously in a fast-paced environment. Knowledge of leasing policies, fair housing laws, and property management practices. Proficiency in Microsoft Office Suite and property management software (e.g., Yardi, Rentec Direct) is a plus. Strong organizational skills and attention to detail. A positive attitude and a passion for customer service.
