You will act as a centre of excellence for the implementation of global RE standards in the areas of construction, office design, office and industrial fit-out as well as project management, costing and delivery. Additionally, you will be responsible for delivering and monitoring the implementation of the sustainability programme (Sustainability / CO2 Neutrality Programme). Your working day will include a variety of tasks, from strategic planning to hands-on project management. You will analyse locations, markets and user requirements, carry out major maintenance and construction projects and optimise property costs. Together with internal and external facility management and service companies, you will ensure the smooth operation of the rental and owner-occupied properties. You will always keep an eye on the financial aspects and handle property costs in line with targets.How You\'ll Make an Impact
Management of the Hub Operations team for China, Asia Pacific, Middle East and Africa (Rest of World ROW)
Technical management of all construction projects including office and industrial fit out in RoW including financial responsibility to ensure projects are achieved within agreed timelines & budgets
Technical management of all maintenance projects greater than \xe2\x82\xac 1\'5 in RoW
Technical management of all lease in & lease out projects, including renewals, in RoW
Primary interface for global RE departments on issues relating to construction, sustainability & transaction management topics in RoW.
Technical management of all purchase and sale topics in RoW
Centre of Competence in RoW for the implementation of RE global standards on construction, office design, office and industrial fit out standards and their project management, costing and delivery.
Centre of Competence for delivering & supervising implementation of the RE AM Sustainability program
Contributor to the development of Location Concepts, Site Selections & I Applications in RE AM
Establishes and keeps close working collaborations in SCM, Legal, EHS, RE AM Zones & Regions.
Interface towards the RE Customers / Partners, SE RE Finance local FIN Heads and Managing Directors,
People Management and Development
What You Bring
BSc / BA or equivalent experience in Real Estate / Construction related degree or equivalent
15+ years core experience in either construction, real estate project management, real estate development / transactions, or combination
Strong team leader, able to build alliances and handle peers
Ability to influence senior & executive management on their assigned RE topics
Leadership skills (people management, assessment and controlling of operations)
Expert knowledge of real estate project cost development, tendering & contractor selection
Knowledge of construction program development & management
Knowledge of latest office occupancy trends, fit out standards, space efficiency tools and market developments
Knowledge in construction contracts, leases, purchase & sale agreements / process
Expert knowledge in market mechanisms relating to leasing, and property purchases and sales
Advanced knowledge of sustainability topics relating to emissions from, and energy efficiency of, the building environment and programs for their reduction.
Preferred Knowledge/Skills, Education, and Experience
Knowledge in multiple corporate real estate financial matters, e.g. IFRS16, financial option comparison methods, balance sheet & cash implications on real estate decision making
Customer orientation as the proficient partner to RE Zone management
Communication and negotiation skills and social proficiency
International experience and understanding of cultural differences
5+ years in significant Real Estate functions
MBA or Advanced Degree in Real Estate
Certified Project Manager with external body
Solid understanding of AutoCAD, MS Project and other project management IT tools
Experience with Think Cell add-on tool
