This role typically focuses on managing and overseeing all residential property valuations within the organization. This individual is responsible for ensuring compliance with industry standards, driving business growth, leading a team of valuers and signing the valuation reports as per the RICS and RERA standards. Job Responsibilities:
• Valuation Oversight & Management: Lead and manage the residential valuation department, ensuring timely, accurate, and compliant valuations across a range of residential properties (apartments, villas, townhouses, etc.). Oversee the preparation and review of residential property valuations for various purposes such as financing, investment, legal, and sales. Ensure valuations are compliant with RICS (Royal Institution of Chartered Surveyors) standards, as well as local regulatory requirements (e.g., Dubai Land Department regulations).
• Leadership & Team Management: Lead, mentor, and develop a team of qualified valuers and junior staff to ensure high-quality delivery of services. Assign work to team members and ensure that all projects are completed within the required timeframes. Foster a culture of continuous professional development within the team, ensuring adherence to professional standards and ongoing learning.
• Quality Control & Risk Management: Implement and maintain quality control processes to ensure that all valuations meet required standards of accuracy and reliability. Mitigate potential risks associated with valuations by conducting regular audits and reviewing team members' work. Ensure that all valuation reports are thoroughly documented and supportable with data from relevant sources.
• Market Analysis & Reporting: Stay informed of the latest trends in the UAE residential property market, particularly in Dubai. Provide market insights and contribute to research reports and thought leadership that offer a competitive edge to clients. Analyze and interpret complex market data to produce valuation reports that consider broader economic and real estate trends.
• Compliance & Regulatory Affairs: Ensure compliance with RICS standards and other relevant local legislation and regulatory guidelines (Dubai Land Department, UAE legal frameworks, etc.). Regularly update valuation models and processes to reflect regulatory changes or updates in professional standards.
• Technology & Process Innovation: Lead the implementation of advanced valuation tools and technology (e.g., property management software, data analytics platforms) to enhance the accuracy and efficiency of valuations. Develop and refine internal processes to improve turnaround times and client satisfaction.
Qualifications & Skills:
• MRICS (Member of the Royal Institution of Chartered Surveyors) qualification is essential in valuation pathway
• Bachelors / Master in Civil Engineering / Mechanical / Real Estate (Preferred).
• At least 5-7 years of experience in real estate valuation, with a significant portion focused on residential properties.
• Strong knowledge of the Dubai real estate market and broader UAE property regulations.
• Proven experience in managing teams and leading complex projects.
• Excellent communication and client relationship management skills.
• Proficient in property valuation software, market research tools, and Microsoft Office suite.
• Ability to analyze complex market data and produce detailed valuation reports.
• Experience working with multinational real estate firms or in a fast-paced property consultancy environment.
• Familiarity with the Dubai Land Department regulations and UAE property law.
• Fluency in English; Any other langauges proficiency is advantageous.
