Al Marwan Group is a holding company established in 1978, Al Marwan Group has grown a strong diversified portfolio in Real Estate Development & Management, Hospitality, General Contracting and Heavy Machinery trading of brand new and used equipment for the Construction, Mining, Oil, and Gas industries.
We are currently looking for a highly skilled and motivated Government Relations Executive to join our team.
Scope of Work:
Establish and maintain positive relationships with government and regulatory bodies to facilitate all company's/Projects needed approvals , registration and completion.
Job Duties:
• Participate in SPA registration with DLD
• Monitor "Oqood" system and ensure proceeding with all documentation work related to registration / deregistration and transfers.
• Approve handover department request of transferring the property to the purchaser
• Complete and lodge documents with the Dubai Land Department to ensure that the ownership transfer occurs smoothly
• Apply and follow up for necessary "No objection Certificates" from developers
• Review all contracts before issuance and follow up and ensure all contracts phases implementation smoothly jointly with legal entities.
• Develop and nurture relationships with all governmental entities and existing clients (not limited to DLD , DM, RERA,DEWA, Trakhees etc..) , ensuring their needs are met and expectations are exceeded inline with the company requirements
• Deal with all compliance matters, administration, finance, and queries involved in a property transaction with regard to DLD system
• Ensuring that all special conditions in the contract are fulfilled before issuance of Title Deed to customer
• Register the property and ensure all land-related legalities are in order.
• Obtain initial approvals for the project, including land use and environmental impact assessments.
• Submit designs to Dubai Municipality or relevant authority for preliminary approval.
• Obtain NOCs from various departments such as DEWA (Dubai Electricity and Water Authority), Civil Defence, and others.
• Obtain a completion certificate from Dubai Municipality.
• Ensure ongoing compliance with local regulations and standards.
Qualifications:
Education:
• Preferable BA in Law or Business Management
Experience:
• Minimum 5-7 years' experience in a similar role, with demonstrable skills in real estate sector
Other Requirements:
• Preferable to have high exposure towards the regulatory compliance work
• Very good level of Arabic and English languages (spoken and written)
• Very good communication skills
• Driving License
