Responsibilities:Strategic Planning and Business Development:Develop and implement strategic plans for the real estate arm in alignment with the group organization's goals and objectives.Identify new business opportunities, market trends, and growth areas within the real estate market.Establish business goals, objectives, and performance targets for the Real Estate Arm.Property Acquisition and Development:Identify potential properties for acquisition or development based on market analysis and investment criteria.Conduct due diligence, feasibility studies, and financial analysis for potential real estate projects.Negotiate purchase agreements, leases, and development contracts with property owners, developers, and other stakeholders.Sales and Leasing:Oversee the marketing, sales, and leasing activities for properties owned or managed by the company.Develop and implement marketing strategies to attract buyers, tenants, and investors.Negotiate lease agreements, rental rates, and sales contracts to maximize revenue and occupancy rates.Property Management:Supervise the property management department responsible for the day-to-day operations of owned or managed properties.Ensure properties are well-maintained, compliant with regulations, and provide a safe and comfortable environment for occupants.Develop and implement property maintenance programs, budgets, and capital improvement plans.Financial Management:Develop and manage the real estate company and inter department's budgets, forecasts, and financial performance.Monitor revenue, expenses, and profitability of real estate portfolios and new properties developments projects.Evaluate investment opportunities and make recommendations for maximizing financial returns.Legal and Regulatory Compliance:Ensure compliance with all applicable real estate laws, regulations, and industry standards.Review contracts, agreements, and leases to ensure legal compliance and mitigate risks.Address any legal or regulatory issues related to real estate transactions or properties.Stakeholder Communication and Relationship Management:Build and maintain relationships with internal stakeholders, including senior management, department heads, and other business units.Establish and maintain relationships with external stakeholders, including property owners, developers, brokers, and government agencies.Represent the organization in real estate industry events, conferences, and networking opportunities.Team Leadership and Development:Lead, mentor, and manage a team of real estate professionals, including property managers, leasing agents, and administrative staff.Provide guidance, training, and support to team members to enhance their skills and capabilities.Foster a collaborative and high-performance work culture within the department.Required Skills:Bachelorxe2x80x99s degree in real estate, Business Administration, or related field.Professional designation or certification in real estate (e.g., CCIM, CPM) is a plus.Proven experience in real estate management, with a track record of successful acquisitions, sales, leasing, and property management.Strong leadership and team management skills, with the ability to motivate and inspire a diverse team.Excellent communication and interpersonal skills, with the ability to build and maintain relationships with stakeholders.Strong financial acumen and experience in financial analysis, budgeting, and forecasting.Knowledge of real estate laws, regulations, and market trends.
