The role of Projects Manager in Fit Out and Construction involves overseeing the planning, implementation, and tracking of a specific project, from start to finish. The Projects Manager will ensure that the project is completed on time, within budget, and to the required quality standards.
• Responsible for entire project management plan including scope, procurement, production, design, communication, cost, time, risk, project human resources, close out etc
• Ensure health and safety measures are strictly followed at site.
• Represent company in all project meetings
• Verifying the technical aspect of quotes received from vendors.
• Coordination between client, site, sub-contractors & suppliers. Negotiation of prices with subcontractors & suppliers and various project stakeholders.
• Checking of invoices from sub-contractors based on the work done at site.
• Plan and organize resources in advance for the assigned site by daily preparation of labor schedule.
• Quality control of work done at site.
• Enforce rules, regulations and procedures at site.
• Contact the respective regulatory authorities to inspect and comment on the completed fit-out works for the issuance of occupancy certificate.
ESSENTIAL FUNCTIONS:
• Developing project plans, timelines, budgets, and resource allocation plans.
• Building relationships with clients, stakeholders, and other parties involved in the project to ensure effective communication and collaboration.
• Leading and managing project teams, including design and engineering teams, contractors, and subcontractors, and ensuring that project goals are achieved.
• Managing project budgets, monitoring project expenditure, and ensuring that the project stays within budget.
• Ensuring that the project meets all quality standards and that the final product is of the required quality.
• Identifying potential risks and developing plans to mitigate them.
• Providing regular reports to senior management, stakeholders, and clients on the progress of the project.
• Ensuring that all safety procedures and regulations are followed and that the project site is safe for workers and visitors.
• Ensuring that all regulatory requirements are met and that all necessary permits and licenses are obtained.
• Manages and coordinates the project through all phases of design, permits and construction. Operates independently as the principal project representative.
ENGINEERING:
• Read/understand/analyze the IFC drawings.
• Read/understand/analyze the specifications and the BOQ.
• Understand in detail the scope of work.
• Raise any RFI required for the execution of the work.
• Raise any variation notice to the head office management.
• Monitor the engineering development and notify the Engineering department for any delay that may affect the execution progress on site.
• Monitor the procurement report and notify the procurement department for any delay that may affect the execution progress on site.
COORDINATION:
• Coordinate with the site team and make sure all tasks are properly assigned in well-organized way.
• Make sure the site team is understanding in detail the tasks to be done.
• Check with the site team the accurate manpower allocation.
• Lead the site weekly meeting and guide the project requirements.
• Meet the head office management and discuss the project prospects.
• Receive and follow the head office instructions.
• Make sure about the correct method of execution and the proper usage of materials.
• Avoid any type of material wastage and damage.
• Ensure the safety measures on site.
• Overseeing manpower productivity.
• Coordinate with the subcontractors; make sure all NOC/clearances are provided,
• Make sure each subcontractor knows well his scope of work.
• Assure proper coordination with the consultant/concerned authorities.
EXECUTION
• Read/understand/analyze the execution schedule provided by the head office.
• Notify the head office of any delay caused by any party, in order for the head office to take the necessary action.
• Notify the head office of any variation caused by any reason in order for the head office to prepare the official variation.
REPORTING
• Review the daily report submitted by the project engineer.
• Prepare two-week-ahead schedule in order to be submitted to the head office.
• Prepare the monthly report and submit it to the head office.
• Observe the skills, attitude, attendance etc. of the workforce and rate them monthly to improve their performance at site.
• Close out and hand over project
REQUIREMENTS:
• Bachelor's degree in civil / architecture engineering.
• 5+ years of progressive Project Quality experience with a portion of it being in a supervisory role
• Close attention to details
• Excellent verbal and written communication abilities across all level of an organization
• Strong leadership skills with a dedication to driving and achieving results
