JOB SUMMARY:

One of our Client (from Property Development sector) is seeking an experienced

Finance Manager

with over 10 years in property development and real estate brokerage.

The ideal candidate will be responsible for steering the company's financial strategy, ensuring stability, and maximizing profitability. This role demands expertise in financial planning, investment analysis, cash flow management, and adherence to UAE financial regulations. The Finance Manager will play an instrumental part in strategic decision-making and driving business growth.

KEY RESPONSIBILITIES:

Manage Develop and implement long-term financial strategies to drive business growth and expansion. Oversee budgeting, forecasting, and financial modeling for property development and brokerage operations. Analyze financial performance, identify risks and opportunities, and provide actionable insights to senior management. Ensure timely and accurate preparation of financial reports, including balance sheets, P&L statements, and cash flow statements. Ensure adherence to IFRS, VAT regulations, and UAE financial laws. Manage internal and external audits, ensuring full regulatory compliance and financial transparency. Manage cash flow planning to maintain liquidity for property acquisitions, project financing, and operations. Develop investment strategies to optimize capital allocation and asset management. Cultivate strong banking relationships and oversee loan structuring, financing, and treasury operations. Implement cost-saving measures and financial controls to improve operational efficiency. Monitor and mitigate financial risks related to real estate transactions and property development. Design and maintain risk management frameworks to ensure financial stability during market fluctuations. Lead the finance department, driving high performance and operational excellence. Mentor and develop finance and accounting teams, promoting financial best practices. Collaborate with cross-functional teams to align financial strategies with business objectives. Ensure compliance with UAE VAT, corporate tax laws, and real estate regulations. Oversee financial audits and tax filings, coordinating with external consultants and regulatory bodies. Stay informed on regulatory changes impacting real estate investments and property development. Streamline financial processes, policies, and systems for enhanced efficiency and accuracy.

JOB REQUIREMENTS:

Qualification:

Master's degree in Finance, Accounting, or a related field.

Certifications:

CA, CPA, ACCA, CMA qualified or part-qualified (Required).

Experience:

Minimum

10+ years

in finance and accounting, with at least

5 years in a senior leadership role

within the

property development and real estate industry

. Strong expertise in

financial modeling, forecasting, and real estate investment analysis

. Proficiency in

accounting software (SAP, QuickBooks, or similar ERP systems)

. In-depth knowledge of

UAE tax laws, VAT regulations, and real estate financial compliance

. Strong leadership, decision-making, and problem-solving abilities. Excellent communication and stakeholder management skills. Ability to work in a fast-paced environment and manage multiple financial projects.
