Overview of the role :
Job holder will manage the operations of the general civil maintenance works of the residential and commercial premises. Estimate, Plan, Schedule and Execute the buildings maintenance works such as AMCs, apartment renovations, office renovations, variable works etc.
What you will do :
Project Management.
• Control, plan, and execute casual jobs, PPM, and CM/RM for all civil maintenance works in a timely and scheduled manner.
• Prepare estimations and quotations for various civil works.
• Prepare work schedules and permits in line with company SOPs.
• Supervise work execution on-site for quality and safety purposes.
• Perform resource planning for all labor and materials.
• Ensure the timely completion of works as per submitted work schedules.
• Prepare and submit all work completion reports and obtain client acknowledgment.
• Submit invoices to clients with supporting documents.
AMC - Corrective/Reactive, Planned preventive maintenance.
• Conduct site inspections and conditional assessments of assets, assessing HSE and operational risk and reporting findings.
• Identify critical systems, services, and assets, and ensure contingency plans are in place to avoid downtime and service disruptions.
• Prepare contract-specific PPM procedures, PPM schedules, and resource planning.
• Prepare method statements, risk assessments, and PPM task sheets.
• Tally and close all planned PPM work orders on a monthly basis.
• Efficiently execute corrective and reactive maintenance, achieving agreed service level agreements (SLAs) and KPIs.
• Handle escalations, emergencies, and resolve all customer complaints, preparing technical reports.
• Ensure all CRM work orders are tracked, updated, and closed daily.
• Conduct daily site inspections to ensure work quality and adherence to set standards, providing expert advice to the team.
• Calibrate all tools, tackles, and safety devices. Schedule, coordinate, and oversee the maintenance contracts of subcontractors.
Repair, Refurbishment works.
• Generate revenue from repair, replacement, and refurbishment/retrofit works and achieve set targets.
• Conduct conditional assessments of assets, identify assets that need replacement based on aging and performance, and submit reports to customers.
• Prepare cost estimates and proposals for repair, replacement, and refurbishment, and follow up with clients for approvals.
• Execute casual jobs efficiently within the budget and ensure their profitability.
• Submit customer invoices on time. Liaise with clients on any payment issues and resolve them.
Customer Service
• Contribute to the development of a customer-focused service and a positive corporate image, maintaining good working relationships with clients and client representatives.
• Achieve and enhance customer satisfaction by meeting or exceeding customer requirements, SLAs, and KPIs. Meet and report to clients at regular intervals to maintain good communication and rapport with clients and their teams.
QHSE
• Contribute to safe systems of work and the development of a quality management system by ensuring all work practices comply with relevant safety standards.
• Ensure measures to protect personal safety and well-being are always in place and that personal actions do not jeopardize the safety and well-being of others.
• Implement all HSE policies, safe operating procedures, and safe work instructions (toolbox talks) to prevent potential incidents.
• Ensure the team possesses appropriate tools, tackles, spare parts, and consumables, and that tools and tackles are calibrated.
• Ensure timely closeout of HSE action taken reports and NCRs.
Required skills to be successful :
• Ability to prepare method statements, risk assessments, and permits to work for various maintenance activities.
• Capable of understanding and executing corrective and reactive maintenance tasks based on priorities, achieving SLAs and KPIs.
• Proficient in reviewing service reports, investigating complaints, conducting teardown inspections, analyzing complaint statistics, and recommending corrective actions to avoid recurrence.
• Skilled in handling emergency breakdowns and planned shutdowns through proper planning and resource mobilization.
• Adept at planning resources according to work schedules and achieving all work certificates with 100% compliance.
What equips you for the role :
• Bachelor's degree in Civil Engineering
• 7+ years of experience in FM / maintenance industry
• UAE driving license
