This role involves handling real estate transactions, registrations, and regulatory approvals in alignment with the latest legal requirements. The ideal candidate will have a strong understanding of Dubais real estate regulatory framework and be able to liaise with government bodies, clients, developers, and brokers.DLD & RERA Compliance:
Ensure all real estate transactions comply with DLD and RERA regulations, including property transfers, registration, and approvals.
Keep up to date with any changes in DLD and RERA regulations and ensure the companys real estate processes align with new policies.
Handle property registration and documentation through the DLD's online system (Dubai REST).
Property Registration:
Oversee the registration and transfer of properties, including title deed issuance, mortgage registrations, and sales/purchase agreements.
Coordinate with property developers, clients, and external stakeholders to ensure accurate and timely submission of property documents to the DLD.
Manage and monitor property records and reports, ensuring they are maintained in compliance with local regulations.
RERA Licenses and Approvals:
Manage RERA compliance by ensuring timely renewal of developer and broker licenses, and approval of marketing materials in accordance with RERAs standards.
Liaise with RERA to resolve any disputes or issues related to project registration, developer compliance, or client grievances.
Assist in drafting and reviewing sales and purchase agreements to ensure compliance with RERA guidelines.
Ejari Registrations:
Oversee the registration of rental contracts using the Ejari system to ensure compliance with tenancy regulations.
Handle lease renewals and terminations, ensuring accurate registration and updates through Ejari.
Client and Government Liaison:
Act as the primary point of contact for communications with DLD and RERA, resolving any issues that arise during property transactions.
Provide guidance to clients, investors, and internal teams on DLD and RERA regulations, offering expert advice to ensure regulatory adherence.
Represent the company in dealings with government authorities for approvals, registrations, and updates related to real estate transactions.
Documentation and Reporting:
Maintain and organize all real estate-related documents, ensuring timely submissions and filings with DLD and RERA.
Prepare and maintain detailed reports on property transactions, DLD fees, and other regulatory-related expenses.
Regularly report to management on compliance activities, upcoming deadlines, and changes in regulations.
