Job Overview:
The Division Manager and Quantity Surveyor will be responsible for managing the maintenance division's operations and financial performance. This role combines leadership duties with cost estimation, budget management, and project control to ensure projects are executed effectively and within budget.
Key Responsibilities:
Division Manager Responsibilities:
• Oversee and manage all daily operations of the maintenance division.
• Ensure projects are completed on time, within budget, and meet company quality standards.
• Lead, mentor, and supervise the division's staff, including technicians and project managers.
• Develop and maintain strong relationships with clients, ensuring their needs are met efficiently.
• Allocate resources, including labor, materials, and equipment, effectively across multiple projects.
• Implement and enforce health, safety, and environmental regulations.
• Report on division performance, including financial outcomes, operational effectiveness, and client satisfaction.
Quantity Surveyor Responsibilities:
• Prepare and analyze detailed cost estimates for maintenance projects.
• Manage project budgets, ensuring expenditures remain within the agreed scope.
• Conduct cost analysis and forecast future financial outcomes for projects.
• Prepare tender documents, including bills of quantities, and participate in bid evaluations.
• Monitor financial progress on-site, ensuring work is measured accurately.
• Certify completed work and approve payment applications for contractors and suppliers.
• Identify opportunities for cost savings and provide financial advice on project feasibility.
Skills and Qualifications:
• Bachelor's degree in Quantity Surveying, Construction Management, Civil Engineering, or a related field.
• Proven experience in both quantity surveying and managerial roles, ideally within the maintenance or construction industry.
• Strong knowledge of cost management, budgeting, and financial forecasting.
• Excellent leadership and team management skills, with experience supervising field and office staff.
• Proficiency in quantity surveying software and other project management tools.
• Strong analytical, problem-solving, and decision-making abilities.
• Excellent communication and negotiation skills for working with clients, contractors, and suppliers.
• Knowledge of relevant industry regulations, safety standards, and environmental policies.
