Key Responsibilities:
• Fully responsible for all process of Contract, Quantity Survey, and Procurement of projects.
• Manage the Commercial aspect of the projects from tendering to final account stage.
• Post contract cost management, commercial management, cash flow management, budget monitoring, and cost control.
• Procurement management of subcontractors, drafting agreements, particular conditions, and preparing contract documents for execution.
• Preparation and negotiation of conditions for FIDIC forms of Contract.
• Negotiation of all commercial issues and closing accounts with suppliers, subcontractors, Engineers and Clients.
• Preparation of monthly commercial reports & project monthly internal reports, presentations and briefings as required by the higher management.
• Identify, evaluate and manage the commercial risk and opportunities associated with the project
• Serving change and delay notices to Contractors.
• In charge of contractual correspondences to consultant & subcontractors, including variations & claims.
• Review of the daily contractual correspondence and documentation; and prepare replies to contractual matters (letters, variations, claims, etc.). Provide technical and administrative support to the project directors.
• Valuation of change- variations/ and compensation events arising from change in scope, revisions and/or modifications in drawings, and administration of the change control procedures.
• Prepare budgetary cost estimate advise for all elements of the Works.
• Issuing certificates of practical completion, interim certificates, and final certificates.
• Responsible for evaluation of main contractor/ nominated subcontractor's tender evaluation, selection, negotiation of all subcontractors within my portfolio.
• Ensure that the project specific commercial duties are carried out including but not limited to: Finalize take off quantities according to contractual method of measurement for inclusion interim payments. Identify potential delays, and prepare notification of delays to the client, Identify& pricing of approved variation orders.
• Maintain proper logs for subcontracts, to include purchase orders, subcontractors and suppliers' payment certificates, prepared, submitted and approved calculation sheets, subcontractor's variations, variation order Log, RFC's and back charges logs.
• Review the sub-contract packages to ensure proper interfacing with other packages to avoid missing or duplication of activities.
• Carry out final measurement of completed contract packages.
• Identify any changes or conflict in the work scope not within the project contract scope.
• Subcontract and quotation assessments for bidding.
• Identify the necessary work schedules to be completed by the subcontractors.
• Monitors project requisitions and cost/ evaluating sub-contract variations.
• Attend site progress meetings as per requirements.
Qualifications and Skills:
• 15 to 20 years proven experience in the construction industry, with a strong track record of managing construction sites and teams.
• Bachelor's degree in Civil Engineering.
• Excellent organizational and time-management skills.
• Knowledge of construction processes, materials, and legal regulations.
• Ability to read and interpret construction plans and specifications.
• Strong problem-solving skills and the ability to make decisions under pressure.
• Excellent communication and interpersonal skills, with the ability to liaise with a range of stakeholders.
• Commitment to safety and quality standards.
• Relevant qualifications in construction management or a related field are preferred.
