Reliance Owners Association Management Services is seeking a
Senior Executive - Property Management
to oversee the administration, maintenance, and financial management of jointly owned properties. This role ensures smooth community operations, vendor management, regulatory compliance, and high service standards to enhance property value and resident satisfaction.
Key Responsibilities:
Community & Operations Management:
Oversee the day-to-day operations of jointly owned properties under Reliance Owners Association Management Services.
Ensure high service standards in community management, addressing resident concerns professionally.
Work closely with security, housekeeping, and maintenance teams to maintain property excellence.
Implement operational best practices to enhance the living experience for residents.
Vendor & Contract Management:
Identify, evaluate, and manage service providers for cleaning, security, landscaping, and maintenance.
Negotiate contracts to ensure cost efficiency, service quality, and compliance with service level agreements.
Conduct regular vendor performance reviews and resolve service-related issues.
Weekly on-site meeting with AMC service providers with site deployed staff, meetings to be minuted and shared with Sr. Management after signature from all involved parties and filed online
Monthly on-site meeting with other AMC service providers, meetings to be minuted and shared with Sr. Management after signature from all involved parties and filed online
Issuance on NCR for poor performance
Financial & Budget Management:
Assist in preparing annual budgets, service charge forecasts, and financial reports for the Owners' Committee.
Monitor expenses, control costs, and ensure optimal fund allocation for maintenance and community services.
Ensure timely collection of service charges and manage delinquency follow-ups.
Provide financial transparency and reporting to stakeholders.
Find ways to reduce service charge budget
Analysis service charge requirements and suggest options to reduce the charges.
Other income:
Should be able to identify sources to generate income in the building.
Regulatory & Compliance:
Ensure compliance with Dubai Land Department (DLD), Real Estate Regulatory Authority (RERA), and jointly owned property laws.
Maintain accurate records, reports, and documentation for regulatory audits.
Liaise with government authorities and stakeholders for community-related compliance matters.
Ensure all statutory requirements are conducted and renewed reports are received prior to the expiry of the exisiting report/certificate
Be updated with the requirement from all applicable authorities
Facility & Maintenance Oversight:
Develop and implement preventive maintenance schedules for common area facilities and infrastructure.
Conduct routine property inspections and address maintenance issues proactively.
Coordinate renovation, repair, and upgrade projects, ensuring timely completion and budget adherence.
Daily inpsections in key areas like common area facilities and Bi-monthly complete inspection.
Bi-monthly night inspection
Community Engagement & Communication:
Act as a key liaison between property owners, tenants, and the Owners' Committee.
Organize community meetings, events, and engagement initiatives to foster a vibrant living environment.
Provide regular updates to residents on community matters, policies, and upcoming improvements.
Ensure regualar updates to the appointed Owners' Committee through the relevant channels.
Prepare and assist in Owners' Committee meetings which includes venue preperation, presentation, refreshments, etc.
Qualifications & Skills:
Bachelor's degree in Property Management, Business Administration, Facilities Management, or a related field.
2+ years of experience in property or community management, preferably in jointly owned properties.
Strong knowledge of Dubai real estate laws, RERA regulations, and community association governance.
Excellent communication, problem-solving, and negotiation skills.
Experience in financial planning, budgeting, and vendor management.
Proficiency in property management software Anacity or similar platform.
Preferred Competencies:
Experience managing high-rise buildings, gated communities, or mixed-use developments.
Knowledge of sustainability and energy-efficient property management practices.
Strong conflict resolution and crisis management abilities.
Job Type: Full-time
Pay: AED4,500.00 - AED5,000.00 per month
