: Coordinates the activities of civil and building maintenance, structural alterations and modifications. prepares and administers maintenance contracts to assure contractors adherence to its contractual obligations, preparation of preventive maintenance programs and guiding Civil Maintenance Supervisors and Foremen for implementation. Prepares technical feasibility studies and cost estimates for modification, up gradation, alteration of existing facilities at the work encompasses ADNOC owned and leased properties which .include all office buildings and residential units in and outside Abu Dhabi City, ADNOC HQ, Shaikh Khalifa Energy Complex (SKEC), Sas AI Nakhl Complex, The Petroleum Institute (PI). ATI at AI Shawamekh and workshops, Satellite Clinics such as Habshan, Bu Hasa, Asab. Madinat Zayed and various other properties (ownedlleased) in western region and other region in the Emirate of Abu DhabI. Activities include coordination with Civil Projects Division regarding all new projects. a) Ensures that civil works such as repairs/additions/alterations and refurbishment works are executed promptly and efficiently in accordance with professional standards and company policies. Guides Civil Supervisors and Foreman located at SKEet PI Complex at Sas AI Nakhl, ATI at AI Shawamekh and Glenelg Schools on technical matters. b) Develops annual preventive maintenance programmes for all civil and building maintenance works with monthly breakdown, approves monthly programmes submitted by subordinates. analyses updated monthly programmes to detennine extent of work planned and takes appropriate action to accomplish planned tasks. c) Carries out detailed inspection of buildings /flats vlllas and offJce premises to be leesed/re-leased and estimates on-time and recurring costs required to be spent towards civil maintenance of such buildings. Includes carrying out Inspection and estimating costs for civil worksfmaintenance to buildings, flats, villas and commercial premises before allocation or surrender. d} Prepares feasibility reports and initial cost estimates with detailed engineering specifications and drawings necessary for carrying out additions/alterations and standard modifications to office or residentlar buildings. e) Prepares technical reports on the condition of buildings specifying problems and submits recommendations to Department Head for the allocation of appropriate charges either for the landlord or ADNOC. Includes carrying out negotiations with representatives of owners regarding defects before hiring/surrender/maintenance. f) Analyses nature of occupant\'s complaints and recommends. with adequate technical data and drawings, alternatives for maintenance for Department Head\'s approval. g) Coordinates with Civil Projects Division regarding all ADNOC\'s new projects from concept design stage, basic and detailed design, testing and commissioning till handing over process. h) Evaluates performance of contractors and gives an overall rating against terms of contracts before endorsement of payment request. Includes visiting Sas AI Nakhl and other off site locations and workshops to inspect maintenance Works executed by contractors. i} Prepares technical specifications to enable the development of contracts and tenders. Evaluates the provisions of maintenance contracts from the viewpoint of quality, standards and performance of work and submits recommendations to Department Head with justifications. Includes making overall performance rating on contractor\'s work and certifying work completion/work orders for payment. j) Participates, when called for, in contract purchase committee meetings and provides technical evaluation and clarifications. Prepares scope of works and technical inspections to enable Procurement Services Division to develop contracts and issue tenders for annuaillong term interdenominational requirements. k) Assists materials and stores function in the planning for requirements of stock and non-stock items and ensures timely availability of such items and proper consumption. I) Ensures that the concerned supervisors contractors respond to occupant\'s routine maintenance requests. Coordinates contract activities in electrical and mechanical works. Includes attending to major non-routine maintenance and conducting technical studies with recommendations to prevent recurrence.
