Manage the operation and maintenance of all common area and assets in all RAK Properties managed communities. Managing in-house staff and outsourced service providers in accordance with contract SLA. Enhancing team competency through regular trainings, ensure all the service delivered in an effective, efficient and professional manner to the complete satisfaction of all direct and indirect clients. Handling of customers, vendors, service providers, contractors and related parties who are directly or indirectly contribute to successful management of communities.
Key Responsibilities:
• Develop and implement preventive maintenance programs for all common area facilities.
• Manage and supervise facility maintenance staff, contractors, and vendors.
• Ensure that all sub-contracted staff being engaged on operational delivery are approved and competent for the specific tasks.
• Fully responsible for ensuring the availability of staff at all the times for scheduled works and emergency requirements. Able to meet the required service delivery levels.
• Ensures the availability of all required stock materials at a minimum level all times delivering the required services on time and within schedule.
• Conduct regular inspections of common area facilities to identify potential hazards and ensure compliance with local and federal regulations.
• Maintain accurate records of maintenance and repair activities, as well as expenses.
• Prepare and issue brief scope of works, RFP's, tender documents etc. for Civil works, carry out technical evaluation and provide recommendations
• Monitor schedule of reactive maintenance works based on priorities and ensure proper quality of work by the team.
• Establish and ensures that health and safety standards are being followed at work site whenever works are on-going.
• Periodic site visits to ensure the work is executed as per the agreed time and within allocated budget while meeting the best industry practices.
• Responsible in doing periodic progress reports, weekly and monthly reports.
Perform other tasks that are closely related to the position, as assigned by the Line Manager/HOD.

Requisite Qualifications:
Bachelor Degree / Diploma in Civil Engineering with good background experience in maintenance activities.

Experience Requirement:
• Graduate with 5-7 Years of Experience
At least 6-8 years of relevant work experience in FM dept. (Real Estate /Community management field/Facilities management industry).

Skill Sets:
• Good knowledge about material cost, ability to prepare quotation and estimation
• Customer service skills. Ability to interact with technical and non-technical personnel and possess good communication skills
• Computer literate and familiar with other FM System software
• Ability to work quickly and under pressure
• Good practical and technical skills and can work as part of team
• Hold a valid UAE driving license
