Job Description

Key Responsibilities:

Pre-Contract Stage:

Review tender documents, including drawings, specifications, and Bills of Quantities (BOQs), to ensure clarity and completeness.

Prepare detailed cost estimates and tender budgets.

Analyze tender submissions, evaluate bids, and recommend the most suitable contractors.

Negotiate contract terms and conditions with suppliers and subcontractors.

Post-Contract Stage:

Administer contracts, including managing variations, claims, and extensions of time.

Monitor project progress and identify potential cost implications.

Prepare interim and final valuations.

Manage payment certificates and ensure timely payments to subcontractors.

Resolve commercial disputes and claims.

Prepare cost reports and forecasts.

Conduct site inspections to verify work done and measure quantities.

Commercial Management:

Manage project budgets and ensure effective cost control.

Identify and mitigate commercial risks.

Develop and implement cost-saving strategies.

Negotiate rates and terms with suppliers and subcontractors.

Prepare financial reports and forecasts.

Contract Administration:

Administer contracts in accordance with FIDIC or other relevant contract forms.

Prepare contract correspondence and documentation.

Manage contract variations and claims.

Ensure compliance with contract terms and conditions.

Client Liaison:

Maintain strong relationships with clients and project stakeholders.

Communicate effectively with clients, contractors, and consultants.

Attend project meetings and present progress reports.

Team Management:

Lead and mentor a team of junior quantity surveyors.

Delegate tasks and monitor performance.

Provide technical guidance and support to team members.

Required Skills and Qualifications:

Bachelor's degree in Quantity Surveying, Construction Engineering, or a related field.

Minimum of 2-4 years of experience in the fit-out contracting or interior design industry in the UAE, depending on the specific role.

Strong knowledge of FIDIC or other relevant contract forms.

Excellent understanding of construction methodologies and materials.

Proficiency in estimating, cost planning, and contract administration.

Strong analytical and problem-solving skills.

Excellent communication and interpersonal skills.

Proficiency in relevant software (e.g., AutoCAD, Primavera, MS Project).

Strong attention to detail and accuracy.

Ability to work under pressure and meet deadlines.

Valid UAE driving license is often required.

Additional Considerations:

Dubai Market Knowledge: A deep understanding of the Dubai construction market, including local regulations, customs, and practices.

Language Proficiency: Fluency in English, both written and spoken; Arabic language skills can be an advantage.

Professional Certifications: Certifications such as MRICS or RICS are highly regarded.
