Key Responsibilities:
Project Management Support
• Assist the Projects Director in overseeing the planning, design, and execution of development projects.
• Monitor project timelines, budgets, and deliverables to ensure alignment with goals.
• Identify risks and propose mitigation strategies.
Regulatory Compliance
• Assist in securing necessary permits, approvals, and licenses.
• Ensure all projects adhere to local building codes, zoning laws, and environmental regulations.
Project Planning
• Develop comprehensive project plans, including scope, schedule budget, and resource allocation.
• Define project objectives, goal setting, and success criteria
• Conduct feasibility studies and risk assessments.
• Obtain necessary approvals and permits from relevant authorities
• Maintain records and registration of units through an escrow account.
Budget Management
• Create and manage project budgets, ensuring cost control and adherence to financial targets.
• Control costs, monitor variances and implement cost-saving measures.
• Prepare and present financial reports to stakeholders.
Schedule Management
• Develop project schedules, set milestones, and track progress.
• Ensure timely completion of projects by managing critical path activities.
• Address delays and take corrective action as needed.
Resource Allocation
• Allocate human resources, equipment, and materials according to project requirements.
• Coordinate with subcontractors, suppliers, and vendors.
• Optimize the use of resources to maximize efficiency.
Quality Control
• Establish and enforce quality standards and specifications.
• Conduct quality assurance inspections and activities to ensure compliance.
• Resolve any quality issues promptly.
Risk Management
• Identify potential risks and develop mitigation plans.
• Monitor and assess project risks throughout the project lifecycle.
• Implement strategies to minimize or eliminate risks.
Contract Management
• Collaborate with architects, engineers, contractors, and consultants to ensure project requirements are met.
• Negotiate and manage contracts with subcontractors, suppliers and consultants.
• Ensure that all parties fulfill their contractual obligations.
• Resolve disputes and claims in accordance with the terms of the contract.
Health and Safety
• Promote and enforce strict safety protocols and safety regulations.
• Conduct safety audits and inspections.
• Implement measures to maintain a safe working environment.
Communication with Stakeholders
• Maintain open and transparent communication with clients, stakeholders, and team members.
• Prepare and deliver project reports, presentations, and updates.
• Troubleshoot issues and resolve problems promptly.
Procurement and Materials Management
• Manage the procurement process including sourcing, purchasing, and delivery of materials and equipment.
• Optimize purchasing strategies to improve cost effectiveness.
Environmental Sustainability
• Implement environmentally friendly sustainability practices and initiatives in accordance with UAE regulations and industry standards.
Customer Satisfaction
• Ensure customer satisfaction by delivering projects that meet or exceed expectations.
• Incorporate customer feedback and maintain positive customer relationships.
Document and Reporting
• Maintain accurate project documentation including contracts, plans and reports.
• Prepare regular reports on project status and progress updates.
Handover and Closing
• Facilitate smooth handover of completed projects to clients.
• Ensure all final checks, documentation and warranties are in order.
Qualifications:
• Knowledge of Russian language is an advantage.
• Bachelor's degree in Real Estate, Architecture, Civil Engineering, Urban Planning, or a related field.
• 5+ years of experience in real estate development, project management, or construction.
• Proficiency in project management tools and software.
• Strong understanding of financial modeling and development lifecycle.
• Excellent organizational, problem-solving, and communication skills.
