Maintaining up-to-date financial records of lease properties, Inc. sales, lease rental incomes, maintenance expenses
A/C Receivables Management - Monitor and follow up on receivables of lease rentals and VAT dues of tenants.
Managing the bank accounts, Inc. bank reconciliation & extensive PDC management
Processing monthly property-related expenses for payment purposes.
Monitor budget CAPEX and OPEX funds\' availability for drawings etc.
Preparing price points and creating the price point with HOS according to the cost of the project
Experience in managing escrow accounts.
Experience with DLD oqood system, Trust account system
Experience DLD Audit,
Experience in accounting software ERP
Experience in managing right-of-use assets/Right-of-use liabilities.
Performing accounting duties throughout the project, such as preparing invoices, estimating cash flow, and signing off on purchase orders.
Keeping a record of all project finances for internal/external auditing and tax purposes.
Prepare and file tax reports.
Maintain and track all costs related to construction projects.
Review contractors bills for accuracy and completeness and approve payment requests.
Maintain files on contracts, warranties, and insurance policies.
Experience in VAT Return filling/claiming the refund.
Sell/Purchase of properties- preparation of documentation for sell and purchase of real estate in Dubai and abroad.
Timely payments of utilities telephone, electricity, gas, vehicle insurance etc.
KYC update with banks and trade licenses and company compliance responsibilities
